Per your chart Q2 2020 to Q4 2022 there's a 40% increase nationwide over a little over 2 years. You don't think that's crazy?:

270% value increase from just 2019. Almost 500% increase from 2014. This house was not renovated in any meaningful way, it was built in the 1960s. Cheaply built little box in an area full of identical houses.

When you're someone young from that market, or want to live in that market, there's nothing convenient about it. Even if you already owned before the price surge, insurance rates quadrupled, and taxes soared. You're downplaying all of this and I don't understand why? How does OP explain the fact that Existing Home inventory is currently at 4.1 months and SKYROCKETING which is THE HIGHEST SINCE COVID Started and that New Home Inventory is at SKY HIGH LEVELS nearing double digit months supply?

The ONLY explanation is that people are buying homes at a RECORD LOW PACE or NEAR RECORD LOW PACE.
