I see

I considered building (well, I considered commissioning a build), but I was looking at 3-5 years for the type of build I wanted and I frankly wasn't willing to wait that long.

I came across a great build that was in limbo, as the architect died just before first fix. I bought it and it took another 7 months to finish, which I could live with.

I think she will probably go on and be a NP. But who knows. Life happens and changes fast. She if very goal driven though and she is the type of kid that I would bet on her seeing it through.

She (thinks) she has her life all planned out. But even at this very early age, her (future) family is important to her and she is adjusting her goals to suit that. My wife has been a 'mom' since she got pregnant with my daughter and have never returned to the normal work force. I have been lucky enough to provide enough that we can live comfortably without a second income. I would be very proud of my daughter if she decided to choose to be a 'mom' and mom only. But that takes finding a partner in life who can make that work. Given that things are always unpredictable, she wants to be able to support herself if necessary AND raise a family. For a mom, nursing is probably one of the best fields for that.

She also is getting my help investing. We hope to buy her first property when she gets her first job and can show income. She saved over $15,000 on her own working part time in HS. She wants to work in college to have enough for a down payment on her first investment property by the time she graduates. We started building her credit for her at 16. You can add your kids as an 'additional user' on your credit card and it will start reporting it to the credit agencies as if they were accounts in their name. So she already has 2 solid years of credit. She just opened two credit cards up in her name and is going to run all her expenses though them to build her own now.

I would never have a dik battle over money. Even total a$$holes can have money. But family and friends are the most important things in life. I would say in that way I feel 'rich' beyond words.

That is too funny and accurate. Only thing missing is discussing the election interference, and whether we really landed on the moon or not!

Land is not free, but we certainly have a lot of it. And what an awesome place to live and the opportunities it provides. We are not in a big city, so land is 'cheap'(er). But an avg lot to build a home on here is about 250-300k. Sure cheaper than NYC but still not 'cheap'. Our home lot (the lot not the house) is valued at 500k. We bought the lot in 2015 and felt like we stole it. Sometimes you are just in right place at right time. Basically schools and desirability lead to those prices. AND prices have been like that here since early 2000's. In 1997 I bought my first lot here for 142k and I felt like I stole it. Go 15 min either direction and that lot price drops about 75%. In real estate, location, location, location.

Just a dad (proud dad) and lifter. This has been a big moment for us. Lots of thoughts on my mind this past month as this has come up. It was kinda weird pulling in the driveway and not seeing her car. Just kind of hit me. While some may think this is a house flex, I have posted my home before. Sure I am proud of it, mainly because I designed it and built it, not because how much it cost. But it was the fact that my home looked different to me.

Sometimes this place is nice because you can just share a random thought. This has been even harder on my wife, so I am trying to play the 'strong' one to support her, but truth is I cried this morning watching tv. We usually on the weekends share early morning coffee while everyone is still in bed. I went off to a really early car meet, came home and everyone still in bed. I had coffee by myself and was just overcome for minute. I texted her a picture of my coffee with a few smiley emojis. We have talked about 4 times today. Life is good.

Well I have made my primary living as a designer for the past 13 years. So that is the great thing about opinions. Everyone is entitled to them.

This is really how my home sits. This is a pic from 50' into our driveway. Just our get-away in the middle of right were we want to raise our kids. Im happy with it. But hey, what do I know? Hopefully when we decide to move, someone can overlook the deficiencies you point out

The interesting thing about trades in the traditional sense is that they don't necessarily care about COL.

What OP did, was make a similar living as someone who works at a big bank or tech company - but instead of buying a small house in queens, he made the same down payment and got something 5x as big in a place where the closest shopping mall is an hour away.
You can get a house like that or even bigger with a modest middle-class down payment in a lot of loosely populated areas of the country.

Right now everything is inflated as hell but i remember seeing houses like OPs in Mississippi for like 550k. Prolly worth 2 mil now

You can get a house like that or even bigger with a modest middle-class down payment in a lot of loosely populated areas of the country.

Right now everything is inflated as hell but i remember seeing houses like OPs in Mississippi for like 550k. Prolly worth 2 mil now
As if anyone is spending more than. 500k on. A house In Mississippi. Just because it’s advertised doesn’t mean it’s selling
