Exactly this. Landlords love good tenants but fear bad one's. In fact, one of the reason why rent prices are high is because of bad tenants. That "don't pay rent" social media trend made things worse where they were encouraging and justifying people not to pay rent and squat on their land lords. Acted like it was winning. All it really was, is losers trying to bring others down because misery loves company. Suddenly "don't make money off me". I've met people like that, they don't want anyone to make money off them but still want that person to provide services. Even telling land lords "you have to pay that mortgage anyways". There are a lot of people who stood on that principle and are now homeless. You really think that cities have all these homeless emcampments because there isn't affordable housing available? Maybe some but a lot of them CAN'T get rental anywhere because they burned that bridge. We are living in an era where the Bolshevics are alive again thinking that if they band together and use politicians they will be able to cheat the system so they can do drugs and vegetate out for free. Guy down the street from me who was renting out that house for a reasonable price said of about 15 apps he got only 3 were suitable. Everyone else had horrid credit, didn't make near enough income, owed back rent, or had evictions on their record. Said the one that is going to get it doesn't make the income requirement but has a good rental history with former landords giving recommendation and the reason they are moving here was because of work. Half these people telling people to fuk over their land lords and not pay rent are not practicing what they preach, they are just trying to get others to bury themselves. Fall for it you deserve it for being a lemming.

Tenants at a building in north Etobicoke have joined forces to fight what they say is an unfair rent increase after almost two years of renovations that have disrupted their lives.

The owners of the apartment building at 240 Markland Dr., near Bloor Street West and Highway 427, say they want to hike their rent by three per cent over the cap on annual increases mandated under Ontario's rent control system, which is 2.5 per cent for 2023.

That works out to a 5.5 per cent hike.

Mike Reid, who has rented a three-bedroom unit for eight years, says the renovations have made life difficult for his family.

"There's just no consideration for existing tenants. It's been horrible," he told CBC Toronto.

Shortly after buying the building, the owners started renovations, including updates to the exterior and a new geothermal HVAC system, meaning exposed pipes and new ductwork in most of the units, Reid says.

Constant noise and dust
Reid, who pays $1,650 a month for his family's unit, says there's constant noise and dust, as well as unfinished, poorly done projects all over the building.

He also says there's an abundance of garbage strewn all across the property, but the installation of the HVAC system has been especially disruptive.

"It entailed smashing the wall through to my living room to my daughter's room, and then from my son's room into my bedroom. And then they left those holes just exposed for about eight weeks," Reid said.

The biggest issue is a lack of communication, he says, adding that tenants weren't told the scope of the renovations and often aren't given proper notification.

You wizarded the guy in Post #100 ITT (below yours), since he tried to cry "bad landlord".

The funny thing is, I haven't had a 'bad tenant' yet. But I apply the NYC rule everywhere (40x the rental amount == your annual income, else no chance; references; credit history; bank statements), and none of my rental properties are ever vacant unless I'm going to re-do the place a bit, say after a 3 year lease concludes.

I have raised rents across the board consistently since I started getting in this game with spare capital, and it's great. Win-win if I'm honest. Some of my tenants invite me for meals when I run my inspections too, and we sit and play poker or whatever, maybe talk about life and such.

Surely hope it continues for you. Yes if you do the proper checks you shouldn't have problems but it does happen. A lot of the nightmare stories are from landlords that got involved with Section 8, and honestly they took a chance and should stop complaining themselves.

I feel bad for a lot of people renting where the prices are high. It is the way it is though. At the same time, the misc, as well as Reddit, 4 Chan, and a bunch of other places is just full of bad advise. People who refid their home pulling equity out of it due to the high market dumping it into bitcoin or risky investments. The one's who lost probably hide under a rock and don't boast about it. Those who made out like bandits act like it's a sure thing and how could things go wrong. Personally, I feel that if you need to borrow (bet) against your home in order to have money to invest then you really aren't that good of an investor and don't have the money to gamble. People saying they could pay their house off the next day if the market crashes or something then why did they have to borrow to invest? Doesn't make any sense. I'm just an idiot who's house is paid off and I have the deed here in a drawer in a firesafe. Anyways, if someone wants to invest the way they want, fine, but be wary of advise from people with their high return full proof investment strategies.

Around this time of the month I usually take a few minutes and reflect on what it must be like to be a rentcel. What choices did they make in their past that has led them to this? Are other parts of their life also focused on improving someone's else life, while destroying their own? These are some very shocking things that rentcels have to face on a monthly basis. We landchads should not take pleasure in the misfortune of rentcels, instead we should empathize with them.
