Strong. £100K was pretty much the stamp duty on my place.

If you mortgage lenders will lend you 5x with good credit history your salary. Thats £20K*5 = £100K

But you need a downpayment of say 10% .

So she either doesnt have £10K in her bank (Useless with money, given her age) or she doesnt earn more than £20K (useless with life)

You need £20K to get a mortgage.
Bad credit? you will get 4x that
Good credit? 5x that.

So thats immediately £80-100K you've got.

Now if youve made 'bare profit' off your house, I'm going to assume that very worst case thats £50-100K.

So now youve got a budget of £130K-200K - you can get a pretty decent 2 bed flat in Mermaid Quay for that?

I dont see what the problem here is, unless youve already spent all the profit you made from your house, or you dont earn £20K/Year, or youve got **** credit score?


tbf: havent been to liverpool, but used to go to cardiff at least once a month on business and its actually really nice. There are some utter ****e parts, (quite a lot) but there are some really nice parts too and its a great little city. Good nightlife too.

Where I live it cost more to rent than own. I pay about $1000 a month for my mortgage on a 3br/2b house. You can't rent one as nice as mine for under $1200/mo.

Thanks for your helpful post i appreciate it...i have been through all this with advisors though. I simply dont earn enough. I could buy a house up the valleys with my profits but as you point out Cardiff is an awesome city to live in yeah and the valleys would put me on suicide watch and theres no jobs there anyway

Cant you have anyone that will act as a guarantor for you? Friend/family member?
Cant you buy with someone else, like a close friend - just to get them on the mortgage, increase the lending, then remove them once youre in?

Can agree, own two houses. Moving to a new state end of the year so unfortunately gonna sell one of my current houses and rent for a year till I find where to buy next. I love the freedom of owning your own home. If you can afford it, op is totally correct. Brb don’t like ur lawn? Get sod. Brb don’t like the type of front door/and color? Get a new door and some paint. Brb ac not working? Get a brand new one with features you want (control by phone)

When you rent, you basically have to find something that meets your budgets and some of your standards and be done with it. Atleast when you own, you can settle a little and change things down the line.

Can be as loud as I want.
Never run into neighbors when letting my dogs out.
Stashing away many hundreds of dollars in equity every month......my mortgage is $1,800, after taxes and insurance I am sticking $1,200 into equity every month......in a 4 bedroom, 3 1/2 bath house.....renting a 2 bedroom luxury apt is $1,700.....a normal 2 bedroom apartment is like $1,200.
Wealthy neighborhood with zero poverty cells living 3 people in a 2 bedroom as neighbors.
Parking....I can park in my own garage and not worry on Saturdays that there are 15 extra cars parked near my apartment.


Renting sucks and should be avoided if possible.

Thats what the advisor suggested but my son's a student, my daughters a temp, my besty and my mum are retired so no good. Nobody else i trust enough to own half my home...

Tbh if i cant really afford it its not a good idea as i will let it fall into disrepair like my current house

I'm honestly thinking about jumping into Real Estate. Got some houses near me that hover around $80k. If I can manage to save up $8k for a down payment I could have something decent to start off with.

I rent but I live in Costa Rica. Interest on a mortgage is at like 8% if you find a good one and I can rent a nice two bedroom place for $350 (actual price not a joke). No way i'm buying until I'm sure we are gonna stay here pretty long term.

brb hear my upstairs neighbor walking 24/7 like an elephant
brb no equity in place i live in
brb hardly any sunlight in the apartment
brb too many spiders, complex was built in the 70s

To give you an idea of price changes 10 miles North of Atlanta:

In 2010 I moved to the US, my family was living in a 2 b/bath apartment $775 excluding utilities. Ijustlooked at the same apartment complex.. the same exact apartment is going for $1420... excluding utilitiesholy ****

1000 sq ft Apartment i was living in 3 years ago west of Atlanta was $725/month.. I just looked it up, it's being rented for $1100 now. 3 ****ing years it is 1.5x the rent.

Can confirm. Liverpool is a shadow of the chithole it once was.

I'm pretty sure you can buy a house off the council for £1 so long as you invest £20k in renovating it.

i never saw the appeal in choosing to rent when you can actually afford to own. my mortgage plus taxes plus heat/AC is still less than rent would be in the area i live. throw in the fact that i have a large dog and my rent would be 2k per month easily for a crappy place
