This is known as the consumption/leisure trade off. As people attain higher levels of income they purchase more merit goods (housing, health care) in higher proportion to their income, but leisure time is the ultimate merit good.

Conversely, and cojnterintuitively to supply/demand economics, people on lower hourly incomes sell more of their labour despite the lower price, as they have to work longer hours to attain basic standards of living.

For proof on the second point, Just ask that little skateboard kid putting in overtime as the hospital janitor.

That's a pretty big generalization. I make a little under that, and almost have more money than I know what to do with. That being said I live in a medium sized city (which has it's benefits) don't have any car payments to make, and am single.

Apparently 99 percentile for my age according to a random internet graphic though. Feelsgood.

Get a house and you will immediately have an ASSET that you will start building equity in, you can rent out extra rooms for passive income, probably pay less (after u have tenants) than you pay monthly for your apartment, and best of all (in my opinion) you get MAJOR tax advantages for owning, and most (or maybe all) of the interest you pay on your loan is tax deductible, your property tax is also deductible.

That's how you build wealth - what you are doing now is being a fake baller

Why are miscers so obsessed with owning a home. I rent and invest. My allocation is not overweighted in real estate equity.

You know what leverage is right? 20% down on a home puts you in a highly levered position. Even 4-5% annual growth is some big returns on RE.

Sure you can leverage yourself in the S&P too, but most passive investors certainly arenโ€™t whereas homeowners inherently are, unless theyโ€™re buying in all cash.

Arenโ€™t you paying for that leverage in the form of your mortgage interest rate?

Itโ€™s still an investment in RE, hopefully it grows quicker than the borrowing rate.

When I started buying quality organic foods and living on my own vs having roommates.

Brb making 100k but saving less than I did on 50k when I had 2 roommates and lived on Costco groceries. That being said I also barely ever ate out and didn't have nice things or go places.
