BTW I’m no actuary I don’t do numbers stuff. I only audit risk and compliance. It’s more closely related to legal than accounting (which makes sense since I’m a lawyer and never did an accounting degree)

Highly recommend it as a job, not difficult low stress and functionally unlimited earnings potential even if you’re not very talented

^^^nope, full time “job” is audit and risk advisory but the “side hustle” is on track to eclipse my fee income this year by a fair bit

The problem with vacant land being released is its not in places where people want to live.

I did the comparisons and in a per square meter basis, buying a block in the inner city and subdividing is about the same even accounting for demolition, subdivision fees and upgrading utilities.

The difference being with my blocks it’s a 5 minute commute into the city whereas with the new released land it’s 45 mins or more

You forgot to account for a range of other costs

Sale price - (purchase price, construction costs, regulatory and planning approvals and fees, capital gains tax, marketing and commissions, Interest withholding costs, all other costs)= $190k
