The rising cost to borrow money for businesses is going to put a squeeze on employment, though. Layoffs can start a major downtrend in real estate that will be undeniable.

Every1 saying is not 08 is right, it’s not 08. It’s just a different flavor of the same ****. People taking helocs to become renters or airbnb renters. 2020/2021 was a unique situation. We’ve entered a similar bubble and will have similar repercussions. Until wages go up 25% this is not sustainable

No gloating here. Just observation.

There was a development that had the land cleared and a billboard up stating "starting in the $200s". But nothing was getting built for awhile. I thought $200s was sort of ambitious given the area, but I knew prices were inflated.

Oh, hello. New sign.."from the $300s". And it isn't even detached single family; it looks to be all row homes of some sort.

Not a wealthy neighborhood in any way. The surrounding residences are 50's bungalows and ranchers, maybe a little 60's infill housing, and some very run down ghetto four plexes that were new in the 80's. This was housing selling generally for under $100K less than a decade ago.

Yup, that dude in the video Ben Bernanke was the chairman of the federal reserve bank during the housing boom and bust. You can't really trust what anyone says.

I watched an interview with Bernanke I think on 60 Minutes where he was questioned on how did he not see the financial crisis and recession coming just in the 1 year ahead?

He admitted that he knew there was financial problems ahead but did not want to blow the whistle on a full blown recession because it would've made matters even worse.

The federal reserve now is attempting to make a soft landing by slowly bringing up interest rates, to slowly bring down the cost of real estate to a point of not causing panic that triggers a crash from a massive sell off. Problem is considering the economic situation inside and outside the USA the same situation as before could happen again.

Just got my offer accepted on my first house yesterday. I close in mid May. Brand new house that was built in 2021, current owners are Cali transplants that decided to move back and were desperately needing out to move back home. Should lock in 4.85% tomorrow.

Am I going to make it? I guess I have a month to back out but we’ll see.

Turns out most miscers aren’t ceo/10k a day but are coping real estate agents tryna keep the froth bubbling.

Agree w others that there will not be a “crash” until there is some outside catalyst. But we will see a small decline in the meantime, and if a catalyst occurs during the decline, then a crash.

What could this catalyst be? Who knows, but here are some ideas:

- maybe there won’t be one
- World War III
- food shortage
- the bubble bursts on crypto (a trillion dollar asset class created out of thin air, ppl taking margin loans on this lol maybe we get another credit crises too once crypto blows up)

Many home owners are going to get REKT not by housing values crashing, but by being nickel and dimed into foreclosure by ever increasing property taxes, home insurance rates, maintenance costs, HVAC, Electricity, Gas, Food, Cars, Car Insurance, etc, etc.
Many people bought homes in bidding wars at or above the upper limit of their budget and can't afford the inflated prices of everything compared to slow increases in wages.
It will not be a big fast housing crash like 2008. It will be a long slow motion housing bubble pop and crash that will take perhaps a decade or more.

Delusional people ignore stuff like this about how the housing market is artificially propped up and will crash if not taking more and more drastic actions. 40 year mortgages, or even 60 year mortgages could be next. See their next move to prevent a massive crash(see link).
