You arenโt using a property agent, which is nuts with no experience, but as with all things Iโm sure you know best.
Taxes are going to crush your returns, especially with no mortgage interest to offset.
Without rereading the previous thread, Iโm pretty sure you told me you would recover your capital in 8-10 years. Itโs obvious you wonโt, and I told you so.
Edit, looked back, your prediction was 6.3 YEARS to recover your capital. THEN you said 10 years was ABSOLUTE WORST CASE MORON MATHS...
So.. 12k *12 months times 10 years is 1.44 million BEFORE TAX (30%? 40%?) AND assuming NO vacancies, expenses, legal costs etc (which as you have already discovered isnโt realistic) as you have already paid for a roof..
So, one way or another, you cannot possibly convince me you are anywhere close even to your ABSOLUTE WORST CASE MORON MATHS scenario of 10 years to pay off the capital. I told you a year ago you were substantially out, now you know why I said that.
A little humility (which I know you donโt believe in) would now go a long way I feel.

Currently we are divided 1:5 real estate : diversified portfolios. We don't have immediate plans to buy more real estate, I want to let this ride for a bit before we add more.
