1. 95% of landlords will pocket it and not say a thing. They won't even ask the tenant if they are faring ok
2. 2% will ask if the tenant is ok, perhaps lower the rent/ provide relief for a short period of time AND broadcast this to others
3. 3% will help their tenants and you will never know

Right, I tend to agree. I think any mortgage relief bill needs to stipulate that it it is going towards rental properties that the relief is passed on to the renters. That’s a win:win.

I'm insanely fortunate in this scenario. I could live like a king for 6 months, or make some cuts and cruise through a year +. Still extremely depressing to imagine no road trips, no expensive toys, no ballin out this summer.... But then I realize how much worse off others are.

Don't know about the federal mandate on this, but here in California I believe they've put a hold on all evictions and foreclosures. No one is being evicted while this is going on - even if a landlord tried to initiate it, it wouldn't be processed and wouldn't be enforced.
My family owns and manages rental properties in SoCal so I'm interested to see where this goes and how it will be resolved addressing everyone's best interests. Tenants aren't working, and landlords/owners aren't collecting rent to meet their mortgages/overhead etc. Everyone is being hurt in some way.
I think they may just do a "do over" for however long this lasts...like if the quarantine lasts 3 months - they are going to just pretend like that 3 months never happened. E.g. mortgages will not accrue interest for those 3 months, penalties will be waived, and tenants won't owe back pay - so the owners aren't losing $ by missing payments and the tenants aren't being evicted for not paying. And then everyone just goes back to normal when society reopens. Just a theory.
