Home ownership/real estate has withstood the test of time. Not stock markets. Cash does nothing while sitting idle.
ARMs never went anywhere, they just didn't make sense when you could get a 30 year mortgage for 3.5%. ARMs are actually a really great tool for people who know how to use them.

Except no one can predict interest rates at 5-7 years out. Yes, it's true interests rates can actually be lower with ARM...but in the case of 2008, it was catastrophic. Fixed rates at 4 and 1/4 are still a better bet...
