This is a good point though, I've never owned property that didn't include the land.

Having said that, condo in the location Testi is talking about will only go up in value. I'm sort of over the action in hollywood as I step into my 30's but it's a smart investment if you want to party in that area and then sell the condo in 5 years for a hefty profit.

Are you saying it's a bad buy for some reason?

Never said that at all. My point is a $600k condo in that area is certainly nothing to brag about.

What do you consider a hefty profit? He bought a 750 sq ft condo/apt for it looks like mid 600s. Sure it's closer to the flats than weho but I can't see it going to a mil or more. Maybe mid 700s so he might make 100k if fortunate.

What do you do for a living brah? Im assuming you have enough rental property that you can sit back and never "work" again but how did get the funds to accumulate it all?

I am in technology. Also dabble in software and invest in other things like gyms, rental property, restaurants etc.
When I was in my 20's I was making decent money. $125-$150k in technology sales. I travelled a lot so I got to stay in nice hotels and eat in nice restaurants throughout the week on the coprorate dime. So I took the money I made and invested it. I drove a beat up 1995 honda accord. I spent like I was making $40k and invested all my money.

Why not? It will increase in value greatly and he bought it when he was 29. I'd say that's pretty good?

We all like a good laugh here but let's be fair, you were engaged in a dik measuring contest as much as Testi ITT. A 600k property is something to brag about unless you're committed to misc standards.

And for all the LA haters ITT (not talking about you donblaximus): I just got home in the time between now and the last post. Takes me less than 10 mins door to door. I live 5 mins away from the beach and traffic is non existent when I actually want to go out and enjoy the nightlife. Only people driving during the "rush hours" are tourists, trucks and peasants. I personally LOVE the culture in LA, access to world class food, art scene, music scene, amazing natural scenery (mountaintops and beaches within minutes), etc. If you care more about driving on open road at any hour of the day and think the rest of the amenities above are no big deal, then definitely dont move to LA. But this cartoonish image of mexican gangbangers on every corner jumping out to stab you while you sit in traffic is... well fkin cartoonish lol.

It will more than likely appreciate more than that. However devil is in the details he is not divulging. What are the monthly maintenance fees?
I assume he only put 20% down on a 30 year loan so most hes paying off is interest. Add to that 6% on top for realtor fees and it better be appreciating way north of $100k in 5 years for it to be considered a "good investment"
