There are services that will help you find a fully depreciated supercar.

If you play your cards right you can be in and out of a killer car for about 10-20k a year.

You buy in April, drive it until October and then start looking for your next used supercar.

A lot of guys do this to avoid huge repair bills, depreciation and commitment to a single car.

Several of my friends are in a different used supercar every single year and don't have crazy high incomes.

That puts you at 1.3 million BEFORE renovations. Of course, that number could be anything. I wonder why you donโ€™t mention it?

You arenโ€™t using a property agent, which is nuts with no experience, but as with all things Iโ€™m sure you know best.

Taxes are going to crush your returns, especially with no mortgage interest to offset.

Without rereading the previous thread, Iโ€™m pretty sure you told me you would recover your capital in 8-10 years. Itโ€™s obvious you wonโ€™t, and I told you so.

Edit, looked back, your prediction was 6.3 YEARS to recover your capital. THEN you said 10 years was ABSOLUTE WORST CASE MORON MATHS...

So.. 12k *12 months times 10 years is 1.44 million BEFORE TAX (30%? 40%?) AND assuming NO vacancies, expenses, legal costs etc (which as you have already discovered isnโ€™t realistic) as you have already paid for a roof..

So, one way or another, you cannot possibly convince me you are anywhere close even to your ABSOLUTE WORST CASE MORON MATHS scenario of 10 years to pay off the capital. I told you a year ago you were substantially out, now you know why I said that.

A little humility (which I know you donโ€™t believe in) would now go a long way I feel.

ON YOUR OWN ADMISSION even if you pay ZERO tax, have zero vacancies, require zero legal services, and have zero maintenance to do in 10 years (absolutely none of which will happen), it will take you NINE years to recover the capital.

I'm not following completely - how do you happen to recently own 1.3 million dollars of buildings with no loans or mortgage ? Is this an Ashin type deal knowwhatimsaying?

Interesting. I know here in Edmonton its just as difficult to get in with the nepotism/selection process but the pay is around $70k, which is relatively poor as far as Edmonton goes. (For reference a teacher with 10 years exp makes approximately $100k here). I know a few guys through hockey that have been trying for years, doing EMT, being extremely fit etc and still not getting in.

I suppose its a bit like being a police officer, if you have a junk or no college degree its a profession that allows you to make decent money and being a government job the pensions are amazing.

I think he had a business or something that he sold for millions, could be a different guy but I think its him.

Retired @ 40 from software industry. I have a lot of liquid assets but looking forward I decided it would be far more responsible to convert a good sized portion into passive income.

Currently we are divided 1:5 real estate : diversified portfolios. We don't have immediate plans to buy more real estate, I want to let this ride for a bit before we add more.

Sold 35%, we (the executive team) collectively own 65% still. My personal stake is 10%.
