Far easier to say that than do it. In reality, many people probably intend to do that but end up pissing away all the cash flow they would have been obligated to pay into a mortgage in lieu of renting

Mortgages are, at worst, a forced savings plan

If you would have bought a house in Toronto 10 years ago you’d have probably doubled your money (at least) by now.

There’s no stock out there that’s netting you 500k in that amount of time (unless you hit a one in a million like UBER).

That being said there’s no fukking way I’m paying $500k for a 1brdm apt these days lol. That’s insane.

The honest answer is that smart people can make either option work.

Some people who buy underestimate the ongoing ex-mortgage costs, and some renters pretend that they will invest the difference but never do.

Just pour concrete everywhere or let it all grow in and don't cut a damn thing. Grass is dumb and pointless.. Such a stupid invention. Nobody cares about grass. If you have a house then don't do anything to your yard. Why waste thousands on nothing? Who cares what it looks like.

Nobody cares about plants, shrubs, flowers, etc.. Mulching.

Just let it all grow in or pour concrete on everything.

Problem with this is you need to sell and get the fuk outta dodge to actually realize those gains, or it needs to not be your primary residence. Otherwise if you buy a place and sell it after the market skyrockets but then need to buy a new place, you’re buying into the inflated market again anyways and you don’t actually make any gains

Or you can sell and then downgrade, but then you’re downgrading

It's not honestly. Everyone should own a home at some point in their lives.
Is the market good all the time? No. Right now in my area I am just biding my time until a place that I can remodel completely that I like is available and my income is high enough where I'm not limited on funds. Got some friends who will help me out with the whole thing. The fear of a costly repair is one thing that is scary though. The place I rent I have experienced a lot of that.
Just keep on going.

i like houses in the 50k range. The neighborhood is a little rough but not too rough. You can then put another 20-30k into it and live like a king. Really, the most important thing to a house is the heater, water, ac, and just overall free from dust and mold.

You learn whats important when you get it taken away from you. My water heater went out for a week - it was living hell

Housing is iffy. Homes are built by the foreigners who inhabit them. Nobody really knows how to maintain a house. People who think there is money in housing don't really understand how that is built as well. Count me in with OP. Never would I own a home. Not unless I owned the land and built the home myself. No illegals.

ITT OP pays someone else’s mortgage and thinks he’s getting the upper hand.

I’m renting right now and I hate it. Every time I cut a check to my owner I just know that that they’re redirecting that money to the bank and keep the equity buildup. The whole “durr everything breaks and you have to fix it!” Is overstated. Nothing significant has ever broken while I’ve rented. Not enough to offset the equity gains, at least.
