Lol, I think buying a house is still generally a good move, but certainly not something everyone should blindly do. I’m not ready for it, mainly because taxes in my city are ridiculously high and mostly go toward schools, which I’m not planning to have kids for a long time still.

A lot of research has shown it's a coin-toss whether or not this will ever happen after taxes, maintenance, and inflation. People tend to forget that when they rent, replacing the roof is already priced in, unless their landlord is a complete idiot, and that this will come out-of-pocket or require them to take out an equity line if they own. Markets are pretty efficient and cases where you get a free lunch are rare.

The advantage it does have is that it's like enforced savings. A lot of people don't have the discipline to save and invest what would have constituted the equity when they rent, although then they end up paying interest to get the equity out of the house, anyway, so that's yet another layer of complications.

People who live with family are often better off. How many people are struggling on their own and begging for businesses to raise wages? Someone living at home can pay off all their debt, get their credit score to 800+, and have a big down payment. Sounds financially responsible.

In my little neighborhood there are 2 people that I know pretty well who are renting. Both of their landlords had in the agreement that the RENTER will pay for all home repairs and their rent is more than my mortgage. Where I live renting is horrendous. Unless you want to live in the ghetto your dishing out around 1200 a month. That might not seem bad but keep in mind you can get a decent house for 130k. I can understand the value of renting in a lot of places but not around here

It's interesting, though, that housing stock is cheap where you are yet rentals are high and also require paying maintenance? Those would normally be people with a solid income stream who can get a mortgage. Is there a hugely disproportionate demand for temporary housing by transient workers or something?

Where I'm at, there's little demand for new construction. You can currently buy an older, smaller 3BR for $120k or so that will need a lot of updates and might get pushed up to $140k-$150k when you're done. Larger Victorian homes are often subdivided into either a huge number of student rentals or multiple normal-sized apartments because there's no demand for a 10BR with servant's quarters. Asking somebody to pay $1,200andtake responsibility for repairs would probably cause a riot.

With that said, that same $120k house comes with a $4,000 property tax bill. Financially, at the end of a mortgage, you're probably better off buying a newer, bigger home for $250k in an area with low taxes - which is why there's so little demand here for new construction and the existing housing stock is generally allowed to decay. Neighborhoods get passed down to the poorest and then abandoned to the county. We're seemingly finally moving into the phase where gentrifying developers are showing up.

Whether you rent or buy, after 30 years you are still a fukin loser.

Only difference is after 30 years, you can sell your home for 1/3 of the total you paid out where as a renter you will be renting until your dead.

Wife and I are 30 days from closing on a nice 1000sq.ft home in the suburbs with a basement on a 0.39 acre lot.
Nice quiet cul de sac in the back corner.

Our mortgage is less than a 2BR apartment, we got the sellers to replace the roof, windows, central air unit, and convert the oil furnace to a gas furnace, completing the oil to gas conversion. Next step is to close out the garage to create an extra bedroom or bonus room and follow the neighbors in building a stand along garage in the back of the property.

lmfao @ paying $2300+ to live in a 2BR apartment that charges for an extra parking space, cat/dog rent, and has rules.

I may never own the land the house resides on, but I will still be king of my castle and a loan cuck until im 62 and the housing structure is paid off. By then I will just sell it for what its worth, move south or to sweden and retire with $300k++ cash in hand and two funded retirement accounts.

I thought a lot about why the renting situation is the way it is here. In my opinion a lot of it has to do with the fact that I live in poor state and all the white collar jobs are clustered into 3 metros so all the college grads who don't leave end up in one of these 3 places. When they move in to work fresh outta college they aren't going to buy a house straight away because they can't afford the down payment yet.

Property taxes here are really counter intuitive. The city that the metro is built around has some of the worst school districts in the entire country and the property taxes are 4x what they are in the surrounding places with A+ school districts. I keep waiting for gentrification to happen because there are some absolutely gorgeous homes there that have started to fall into disrepair and I keep thinking this has to be rock bottom for the city but they keep surprising me by making it even more unappealing to live there
