I am not saying I am a real estate baron...I have 5 rentals. 3 and 4 bedroom single family homes. They are all paid for. I'd like to have more, but I dont buy ANYTHING unless I can pay for it in full. Never taken a loan in my life.
I do all kinds of charity and help many people out of the goodness of my heart. But at the end of the day I have a wife and kids to support. I can not let emotions prevent me from ensuring the financial security of my family.
No one was there to help me when the economy bombed in 09. I was forced to liquidate everything I have to survive for 3 years. Yep...even cashed in all my retirements. Sold off equipment. Had to do whatever I could to make a living. No one gave me any grace.
Guess what?.... I worked my balls off and with the funds of my retirement and other savings over the years was when I started acquiring my rentals. So....something that could have been the worst thing for a person....also can have an upside if you are willing to work.

Worst I ever heard was pissed off tenants pouring quick drying cement down the drains before being evicted. The owners had to dig up the basement to find how far the cement went into the pipes. Like $40,000 in damages. That was after months of not paying rent. Heard plenty of other horror stories as well. Enough that I don't think I'd ever be interested in owning rental properties.

there is no way landlords around the country are going to evict hundreds of thousands of americans who don't have money for rent. Not only that, but imagine having thousands of homeless people around the country....this will just make the virus situation worse. Landlords need to stfu

Screenings should always be dilegient and also be prepared to expect the worse.
Tenants who go as far as not paying and cause this type of damage are reflective of who they are as a person and their future.
Ruining their credit and having them owe the amount of damages done may not be enough but at the end of the day when all is said and done, these are the same low lifecels who struggle to get a roof over their head.

Governments will move to the landlord system and citizens will become tenants - i.e. there powers will grow whilst you live without rights and in fear. This is what happens when landlords have no restrictions. Compare London to Stockholm. In London, where the market is free, landlords can raise rent as much as they want. Use people as much as they want. In Stockholm, there are max rents by law that landlords cannot surpass.

I can see how payment would be an issue, but to fcuking RAISE the rent, KNOWING ppl are being advised not to go to work? Shooting yourself in the foot yo.
My assumption in a situation like this, is that the banks would understand that people would be unable to pay based on the state's decision to shut down certain araes where they work and try to compromise, not press the issue. I'm assuming that's not the case? in a situation where this could possibly be until november or december where this **** is done for?
