Yes, a second property is an investment. As a landlord, you accept the risks of supply and demand and that you might not get the monthly rent you were hoping for. You accept the risks that it might even sit vacant for a few months. But, no one could ever think and take into account that the government would force you to house a random stranger and let them live for free. You should be able to evict your tenant and find out someone else who can pay. It seems like common sense to me. Maybe, I'm reading too much Reddit and the brain dead liberal rhetoric on that website.

Okay, so the tenants don't pay the landlords. How do the landlords pay the bank? Do the landlords now stop payments to the banks too? If anything, there should be a universal mortgage freeze (if and only if they are implementing an eviction ban).

Landlords have no money... the people they are suing have no money. The amount is so high right now that they can't even sue in small claims court...

Yup my area is doing whatever it can to destroy people's livelihoods. It first started with rent control, then attempting to make new rules on how often they can reassess properties for property tax increases and now the moratorium on evictions. I've had a few friends sell off their properties and move states within the past 2-3 years. I'm not far behind at this point.

JFL most people who get evicted are uncollectable. No assets or their assets have liens on them already. What are you going to get blood from a stone? You can only get so much from a McDonald's paycheck.

The real pro move is to go to court, get a judgement against them and then sell the judgement of 0.25 cents on the dollar to a collection agency. The collectors will hound them mercilessly for years.

Another trick is to get a judgement against them and then forgive the debt. Then report to debt forgiveness to the IRS who will count it as ordinary income. No tax refund for you boyo!

We got the trailer park boys who moved in a house in my neighborhood just before Covid. The owner find out they could only make rent because they have 4-5 families living there then Covid and these no eviction rules come out. Now they aren't paying any rent and destroying the house. The owner is losing his mind, and as are we the neighbors because these are the type of people who should not be living in our quiet middle class neighborhood.

The fact it's the trash of society that gets rewarded while contributing nothing is disgusting.

In Australia the banks put freezes on mortgage payments, so the landlords don't need to kick them out if they can't pay.
