Huh? How old are you? This reminds me of when I needed filler credits in undergrad after transferring and signed up for an English course over the summer. It was a level 100 class so I anticipated it being a breeze, rip a few three page essays and call it a day.

BRB 2021 feds prop up markets with too much liquidity--- easy money means BOOM goes the markets? I don't think so, but no one knows. Either way I am trying to figure out how to buy a quadplex to rent out cuz that seems to be the play to me.

Well.... I was actually going to build it.... So please roast me because atm I think that is the only thing worse than trying to buy something existing


@Arem if you feel the way I do in the post ^above don't you think buying pre-announcement SPACs would be the correct play assuming there is significant equity inflation due to easy money? Then all you gotta do is wait for an announcement and wait for investors to pour money into a new listing. Obviously it isn't working out too well ATM, but why can't it going into the summer/fall?

Meritage Homes (ticker: MTH) is a solid homebuilder which I've been following for a while. They're one of the top #10 largest homebuilders in the US and they focus on markets in Arizona, Texas, and the Southeast US. They trade at a 7.8 P/E on their 2021 earnings estimate and there should be plenty of room to grow with housing demand the way it is, especially in the markets served by MTH.

Fed just needs to stop buying mortgage bonds or raises rates next year housing cools off.

That table is more indication that there is very little to no chance that Fed will keep printing into 2023.

I waited a year waiting for the crash and bought two years after a lot more expensive because there was no crash...

house are not lasting on the market and I don't see enough new affordable houses in the making (New England Area and Raleigh, Charlotte, Wilmington areas)

QQQ broke above a resistance TL yesterday so off it goes, I'm sure it'll now go on to retest ATHs. Glad I sold my puts for only a 20% loss. NIO calls have been doing work, I bought more on Monday.
