Saving up for a house - house owners get in here

M'lady and I have begun saving up to buy a house in about 5-6 years from now. We plan to have around $49k (300.000 DKK) saved up as a downpayment.

What are some of the things you wish you knew before you bought a house? Both good and bad.

Don’t buy anything with an HOA, it’s not the cost per month it’s their authority. Don’t buy new construction they’re trash.

I had some neighboring houses kind of close to my first house. Some of them ended up being kind of kunty. Made sure to purchase my next house in the middle of the woods for maximum privacy gains. Would recommend it.

What's the average price for a house there?

If the housing market crashes make moves, regardless of liquidity or plans.
Also watch out for damp, not always possible but buy a house in the winter when conditions are at it's chittiest.

Seems simple but.

When you decide on the place you would like to live in knock and talk with the surrounding neighbors. Introduce yourself as a perspective neighbor and Ask decent questions about the area. Could be the deciding factor srs.

Dont do it looking like you do in your avi tho (if thats you) because i would tell you id burn the house down before letting something like you move in.

Mine was new construction, doesn't come with central air or sod in the back.

- Get a realtor through a friend. The realtors in your price range will probably suck.
- The realtor will refer their people. If the realtor sucks, their people will probably suck. Avoid the hassel.
- Look at the market before you're ready. I'd suggest aiming for 20% down so you avoid PMI but make sure you understand the market and can spot a deal
- You probably won't fix up the house as much as you think

What expenses come from owning a house? I read about property tax and it sounds like a scam

If it's gonna take you 6 years to save $50k you're doing something wrong. Either make more money or spend less.

Here is the scoop. I owned a condo with an hoa now I own a house without one.
My HOA experience wasn't to bad, but like previously mentioned they run the place and will come up with some bogus rules. For example my hoa came up with ,,no street parking,, it didn't stick for long but sucked when they implemented it. They will want you to plant certain type of flowers etc....

Now let's talk about the house. A house Is a never ending project and everything is expensive. Material is expensive and labor is even more. I do 99% of the work myself and I'm still spending alot. You won't come home and just lay around there is always something to do or your house will look like crap.
Snow in the winter time, lawn in the summer, landscaping etc.

Back to the cost. A kitchen remodel will run you 20 k easy. I did mine and the appliances alone cost 15k

I'm staining my fence right now. I will probably spend 500 in stain. I got 1/4 of it done and I'm 3 gallons into it. 35$ a gallon.

Houses are nice though I would never go back to living in a apartment

This and always pay extra principal on your loan every single time you make a payment and randomly whenever you can. You will be surprised how much interest you save and how fast you can get it paid off.

- avoid HOAs
- Look for modern kitchen/bathrooms, they are the most expensive things to remodel. Flooring/paint/molding is cheap, you can sacrifice on other rooms if kitchen/bathrooms are modern.
- Don't buy something with an old roof. Also expensive.
- get a good home inspector to make sure there are no surprises when you find something.
- Make sure you do 20% down at least. PMI sucks
- Find somewhere with privacy. Don't think " Oh I won't mind being close to neighbors". Trust me, you'll mind eventually.
- Find somewhere with a basement that is finished/partial finish/could be finished. You will want more space at some point in life.
- check local taxes. Some areas can surprise you with how bad they kill you in taxes for a relatively modest home.
- be ready to drop money over the years for improvements. Homes are expensive.

Thats what I can think of off the top of my head.

LMAO buying a house in 2021 when prices are inflated through the roof.

Just rent a home. Same benefits except you are not locked into paying half the mortgage to a bank, crazy property taxes for no apparent reason or paying some dumb HOA to fleece you.


This isn't the 1960's. There are sooo many things that go into owning a home and so much extra $$$ is spent outside of the mortgage principal balance.

You will never truly own your home. The bank owns it, then HOA can put a lien on it.

The grass is not greener. Buying a home in 2021 is the biggest scam on earth.


I bought two homes and sold them. Now I only live in rental homes and will continue to do so for life. Much better that way and I still get the benefits of staying in a great subdivision and a having a large place to stay

LOl @ everyone saying no HOA....nobody wants HOA until Catbrah is their neighbor lulz.

Depends on your area...some regions, there is no realistic choice but an HOA for certain price points.

Also, if you get new construction, get in early in a development, thats when you will have the cheapest prices and best values.

Nothing particularly wrong with new construction builds...most homes in the last 20 years were "new construction" by a big builder. The work comes down to the sub contractors mainly. Just make sure you are able to visit the site often and get inspections done.

But typically, new construction will mean smaller lot sizes...lot sizes are much smaller now days vs just 10 years ago.
