Seeing price cuts. Its a bizarre mix of realtors pricing homes at 600k for a normal chitty suburb residence down the block from the same track home priced at $400k now.

Everyone I know from cali is moving back. This humidity is running them out. There are no silicon valley tech jobs here. It is hard cut engineering firm work.

edit: trailers cost more than entry level homes here. They're the golden ticket to 55+ age communities and the sexual debauchery within. I am not exaggerating, dear brother in christ I am not exaggerating. Micco florida has one of the world's largest trailer parks and its shaped like a pentagram.

My area (2nd most unaffordable and desired place to live in canada) is seeing a HUGE shift as well. Prices are still high but the market has completely halted. Nothings moving. People are dropping prices. Just 2 months ago there were MASSIVE bidding wars and houses were selling same day for 100k over asking...

This is only the beginning.

Prices will start dropping significantly by mid summer.

It's over brahs this is all going to crash back down to earth and take out every single person who over extended themselves.

Current home prices were built on the back of a 0% Fed funds rate and mortgage applications are collapsing in anticipation of a 2% Fed funds rate.

If we do have a recession and the Fed needs to "stimulate demand", the only lever they have left to pull is European style negative interest rates. Then we'll really start going full Weimerica, and yuans will start looking awfully attractive as a reserve currency.

Honestly, the US economy is mortally wounded at this point. $4T in government income and $31T in govt debt means they can't stop debasing to pay it, even if they know debasing will ultimately kill them.

Sounds nice. Unfortunately my city has the lowest housing stock available in the US. Very close to where I live they're doing prep work for homes starting at $1 Million and after much delay there's building happening everywhere to try to meet demand. Even if housing hits the skids nationally it will still be relatively smooth here.

The US isn't in for a 2008 repeat but it's still not going to be pretty overall. Everyone who isn't planning on moving in the next 5 years should just chill out even if prices decline.

Obviously no 30% crash is coming. Even in 2008 nationally prices dropped ~15% and we're nowhere near that repeat. No NINJA loans these days. I think it will be back to the normalcy of it depends where you live. If prices flatlining or even going down a little freaks someone out, they probably sell every time the stock market has a few bad days.

There's always some people trying to charge outrageous amounts of money for some mega-home in an elite part of LA. Thing is they never sell them for those prices, and they tend to sit on the market forever and need to be halved or some chit to start moving.

Most mega-wealthy people with 100 million dollars to blow on a house prefer to build their own homes anyways, which is the main problem they have when trying to sell this mega-wealth real estate.

Given the overall RE market I would think that most people facing foreclosure would have the option to sell their property or catch up their payments if they claim "covid" caused them to get behind.

You're missing the difference here.

Interest rates don't really matter to people buying investment properties.

If rates skyrocket, that's just going to make it harder for your tenants to ever consider anything besides renting.

Beyond that, hardly anyone has adjustable rate loans anymore.

This market will definitely cool off and correct at some point, but it's not going to be a collapse. There's nothing to feed the spiral. People aren't going to randomly foreclose on their homes when their payments stayed the same.
