My schtick has always been to lowball every buy offer I make - cars, houses, tech, gear....everything... people either accept it or find someone else that can pay... I don't lose sleep over it and will find my 60% somewhere else...

In my area, inventory is low, but like you say most people are waiting it out for property values to fall. I am looking to move downtown in my city but no way in hell I'm gonna do it right now.

I don't even know how rentcels can argue that buying a house isn't a financially better options 99/100 times. Flexibility? If you own 3 properties that you rent out you can still live in another rented place, have your own rent covered and a lot more on top.

Those who paid well over actual market value are idiots. Even though yeah, some homes were selling for way over, the fact is that wasn't always the case. Nobody bought a house that is only worth 300 for 700, maybe 400 for a 350K because the bank approved because they know they will get their money back, fuk your down payment.

Albuquerque was one of the markets I was watching throughout this, and I saw homes that would sit for months at $180k prior to the lockdowns listing for as high as $600k. Same thing with SW Florida, and they just got pounded by a hurricane.

That 50k is over the overinflated post-2020 price, not what I believe these houses are actually worth. The next 2 to 3 years will be telling, my guess is at minimum the prices will return to what they were. There's no real shortage of houses or space in these cities.
