Just went to look at a property last night. It's a 3100 square feet 5 bedroom 3 bathroom new build, one of three built side by side. Developer listed it for sale at 1.3 million and it didn't sell since the summer (obviously). I'm moving in with my girlfriend and want more space for an office for her and a gym for me along with space for the kids.

Asking rent is $3500 a month. Real estate agent himself said "they want to stop the bleeding". They've already rented out another one of the three for the same amount.

But I'm sure they're making profit including mortgage, interest and taxes, right?

You missed the main error in Heldens' post.

Rentards gonna rentard.

Your question is along the lines of:

"I have a car to sell, it has four wheels, and a little old lady is selling it because she is not allowed to drive it anymore. How much is the value of the car?"

Keep doubling down on your rentardation.

Im looking at the numbers per your example.....how is the rent half of mortgage in this situation?
Additionally, the one for purchase has a lake behind it.

Just LOL @ rentards LARPing as a "real estate expert".
Holy crap....i didnt even read the other posts and my position seemed almost like yours.

Ill admit....I am not expert on Apolka florida but if you just do a quick google map of the land.....they seem pretty different. So lets find a rental in the same area as Erroll Parkway....oh what do you know.....there are no houses for rent in that "area"

But if you do a quick search for rentals on the Wyndha, property.....there are a ton for rent.

IE you arent even comparing the same neighborhoods bro.

Thanks for confirming sometimes it's a smarter financial decision to rent instead of buy.

This is happening all over my city and it's starting to happen across Canada. Real estate agents on suicide watch.

As stated....I am no expert in the Apolka area.....maybe its a retention pond. But there is no doubt the lot the older house sits on is way better than the other you reference but google maps calls is LAKE FRANCIS bro.

Actually, There is enough data you low IQ homecuck.

In a scenario like this, because there is no lease on the property (because it is owner owned), you would have to look at similar properties and find similar leases rates and imply it on the property, in order to appraise it correctly.

You have no idea what you are talking about my boy.

You know nothing about RE like all homecucks, and know nothing about investing. You're just a boomer that fell into the trap.

100% sometimes its definitely smarter to rent vs buy. No doubt about it. But if you are truly 47, you missed MANY opportunities to buy. LOL

And like clockwork........Rectrifryer is out. Forget all the details. Im still triyng to figure out how the rent on property B is HALF (as he stated was the norm in this thread) the mortgage on property A even if we were comparing apples to apples.

LOL drop the man on the street on the rental property in google maps. There is literally a black SUV with its window blown out and fixed by taping a black trash bag to the opening. Literally cant make this stuff up. Anyone that can screen shot and embed......hilarious.
