Rents have been going down for 6 months. I'd suspect it's likely more of a problem for apartment complexes for now.

As a Lord of the Land, we are on the edge of another day of rent payments coming in. While this is exciting in the form of additional revenue, don't underestimate the good we all are doing by providing shelter to the less fortunate. What a great feeling that is.

Rentcels, one day things will get better. But until then.....you either pay, or you CANNOT stay.

Fellow landLORDS, I hope your Wednesday is going as well as mine. It is 70 degrees and sunny and I have received all my rentcels payments before noon. While they should have been in my account at 12:01 AM, I do allow them to take their children to school before making sure my payment and tip are in my account. I may be getting soft. But either way, another great pay day, on a HUMP day, for us. I am on my way to lunch with a couple buddies, then headed to the golf course. Cheers boyos.

We are in positions of power over rentplebs, and being gracious is not necessarily a bad thing. In fact, it may encourage a given rentpleb - when faced with such generosity - to be more motivated to work. This ensures that they'll continue to pay rent on time, perhaps with a tip - but always with a smile - in perpetuity.

A bit of a wakeup call for some of the doom and gloom crew:

"Rental demand will remain strong due to rising homeownership costs, especially with mortgage expenses nearly doubling since January, Hale says. This has forced many would-be homebuyers to stay in the rental market, exacerbating already high demand. A chronic shortage of housing is another factor. "

Mortgage rates are going to stay relatively high, having an effect on some who would otherwise want to buy a property, and this keeps them in the rental market. Just a tip of the day today, since there's so much disinformation on this forum being spread.

- 3 people of color try to rob / carjack buddy outside my house (long story but he must have flipped them off driving here, he drove into their car door bending it back and they fled)
- $1500 + worth of camping / skiing equipment stolen from my car in the driveway @ 3am or so
- Homeless guy at my front door for 10 mins when I'm not there (see him on RING and he tries to open door, hauled ass back home and he was gone)

If you would have told me this would happen 20 years ago in a neighborhood this expensive I wouldn't have believed you

Strong stalking, broski. Talking about national data isn't about you, so it's odd how you are making everything about yourself instead of the topic. I think you live at home with your mom (the biggest clue is bolding 'lord' in landlord repeatedly) but if I'm wrong and you have a few properties you rent out that's fantastic. Residual income and mailbox money is GOAT. And lower prices through 2023-24 mean more opportunities for investors with cash and who are in it for the long haul.

I get what you mean, but rent can be a temporary situation before moving on - as you say, you probably don't want to remain in Ohio. Good tenants normally have a good relationship with their landlords too. Heck, one of my places is rented out to 4 tradies, and they maintain the place for me too with some supplies from one of their build sites, srs.

Mutually beneficial relationship, srs. I like renting to tradies, most are no nonsense types who work a lot. Something as simple as a dishwasher leak can be rapidly fixed by them, and I'm good to them in terms of rent increases and such too. It's one of the best ways to manage a property.
