The average interest rate for a 30 years mortgage is 7.06% right now. If you have excellent credit I'm sure you can secure a mortgage loan 4% and lower.

Mine is 800+ but I heard only new homes can fetch an interest rate of 4.5%.

It's outrageous.

There's a Commercial Property right now that I'm trying to help a client buy. It's listed at $1.3M, and my guy offered $1.1M which is a crazy good offer based on the revenues, like a $20k per year loss until my guy has a chance to renovate it.

These people bought it 5 years ago at like $600k, and there's not much further upside for them, so I know this is the best offer they will receive. But they're holding out for someone willing to buy an investment property that is -$40k per year? Good luck.

Rents are also high OP because landlords will pass the higher costs of PITI onto their tenants. Supply is also low especially in Phoenix. We shot up to around 24,000 listings at the tail end of last year and we are back down to around 12,000 now which is about half of what we need to be considered a “balanced” market

Legit some homes in my area are going for 100% more than they were a few years back. Granted, those houses have been 'flipped', and when I say flipped, it was a minimal, visual, only flip using cheap materials.

Non flipped homes have gone up 60-80%. Home prices are higher now than a year ago. **** is insane. Glad we're locked in at like 2.75%. I for once actually agree with recent college grads crying when they say they can't afford housing. I bought my first house making $13 right out of college. No fooking way I could have afforded my starter house in today's market.

As to OP supply is ridiculously low right now. If rates drop at some point before supply eases watch another moonshot of prices happen when you got 50 people qualified searching for every house available. It will be the biggest L that renters have ever taken.

You will absolutely not be getting an interest rate that low right now lol, unless you take on an existing mortgage subject to that’s already that low

Even paying for buy downs for a few years, which is almost not worth it because of how expensive it is, you won’t be getting below low 6s, maybe extremely high 5s. And only for a year or two then it shoots up yo a higher rate so you’d have to refinance

I think prices will stabilize until rates lower and once that happens prices start creeping up again

You might find a builder willing to subsidize your rate for a couple years and it becomes 5%. But there's no bank offering that on a 30 year fixed.

The good thing is that when rates lower, we will be in a recession. So there won't be as many people who can afford the down payment anymore.

Sucks for me in San Diego, I basically look at price/sqft- dont think areas like this, Miami, NYC, LA, SF are going to stay insulated from any national trends. Theres no way those housing prices are sustainable.

Theres a lot of lenders out there that dont even require 20% anymore.. it even goes down to 3%.

I got low 3s close to when it bottomed out and I have god tier credit. I don’t think anyone is getting sub 4 right now.

hey you actually know about the phx real estate, so why TF are the very nice homes ($1.7m+) seemingly reasonable priced, while the all the houses that SHOULD be $300-$500 are listing for $700-$900?

It seems like the middle of the road homes are hyperinflating, and the really nice homes are only mildly inflating? Is my perception correct?
