Hold up

Betting on the recession is a poor persons strategy now?

The last time the economy tanked (COVID) the reserve banks around the world panicked and dropped the interest rate to effectively zero, and the real interest rate is still negative

I don’t know precisely how much I saved in holding costs but it was in the hundreds of thousands

To the extent that I might not have to mess with banks ever again

Sure economic booms have their opportunities but so do recessions

I think it could be a lot worse than that. China, Russia, India, and a bunch of countries are launching the BRICS currency for oil trade. Unlike the Petro Dollar it will be actually backed by real gold. Right now the Petro Dollar is used for all oil trade in the world. So when china buys oil from Russia, the USA profits. Not for long....

China, Russia, Venezuela, India have all opted to trade for oil in YUAN. Saudi is on the brink.... they already applied for BRICS membership.

rent has dropped by at least 20%. Since the pandemic, at least 20% of the people are delinquent with rent and this is a skyrocketing trend. If a renter pays 6 months rent and then doesn't pay for 5 months before he bounces. what is the average rent he paid?

more and more propertycucks are dealing with delinquent tenants.

Once a renter doesn't pay rent, he will never pay rent in full again and he will influence other renters to not pay rent.

"One day I won't be able to lift any more. Not I won't want to lift. I mean physically unable. That day could be decades from now or it could be tomorrow. All I know is that's the day I'll wish I could lift more than ever. The day I'd give anything for one more workout, one more set, or one more cardio session. So go hard and enjoy every workout, every set, every rep. Because one day you will wake up and you will never get it back."

Wrong

In my area the monthly rent shot up to 3800$ on average city wide and 3200$countywide.

It’s over.

15% nation wide are missing rent payments

What does it matter if you raise rent to $5000, if it's not getting paid you idiot.

mortgage defaults are skyrocketing

"But while home sales volume is plummeting and home prices are spiraling, there is one housing factor on the rise — mortgage delinquencies. The share of delinquent one-to-four unit U.S. mortgaged homes increased to 3.96% in the fourth quarter (Q4) of 20"

Eventually things have to stabilize, and I think in the next couple of years when people have to renew their mortgages (here in Canada) we are going to see a correction. Some cities you have to be making in the top 5% of income earners just to qualify for a mortgage. Throw in lack of rent control and you have tons of people getting "renovicted" or shady landlords evicting their long term tenants - but there's nobody who can afford the higher rent to replace that tenant. So properties sit empty.

Some owners don't have to worry because they bought a decade ago and have equity and can afford to pay for a bit, but the people who snapped up income properties over the last four years and overpaid for them are going to take a bath when they have two mortgages renewing at 4% higher than their last mortgage.

I've seen posts of landlords begging their tenants to accept rent increases because they are totally underwater, or basically telling them pay more or I'm going to find a way to get rid of you (which is totally illegal here).

It is the same LARPer, GoldenTool. His schtick is Chinese supremacy, paying for sex to cheat on his fiance with white women, having his parents pay his rent so he himself "does not pay".

Mental illness supreme.

In Canada they can quite easily. Hearings for the board who deal with disputes take 6-12 months and then trying to get money out of people who have defaulted is basically a waste of time.

you would have to be a retard to pay rent. ded fkn srs.

ONLY PAY 1st and last to ensure the move in is smooth. THEN NOTHING.

literally 0 consequences. the problem is most rentcels are sheep. they deserve to get cucked. but a AAA tenant like me cucks the propertycel. 840 credit score btw. LMFAO

Fed is dancing a tight rope trying to keep the repo market afloat while battling inflation and trying to start the recession. So far China's reopening is NOT the bump people thought it would be and is falling flat, manufacturing back logs are worked through and demand is dead for new product. Lets see if we get another 25 bps. Fed needs to start the recession already.

Eviction moratorium is going, layoffs are soon to start (have started at some companies), and a few more hikes and we are in it boys.
