Anyone here in the construction or real estate business? Need advice with dad's house

Being pulled in two different directions… Who is correct here and what the heck should I do? Really need advice.

Short backstory: My dad passed away and I am trying to sell his home. He was (essentially) a collector-hoarder, and his house is packed full of stuff. The house is very likely a tear-down-and-rebuild because it's in such poor condition and (probably) has mold issues.

The real estate agent my probate lawyer set me up with also thinks it's a tear-down-and-rebuild, and is insisting the house MUST be cleaned/cleared out before it can be shown to buyers.

On the other hand, a real estate liquidator I've consulted (about clearing out the house), who was also a career real estate broker before starting his liquidation business, is saying that his company CAN clear out the house, but it's a waste of money because an investor is just going to look at the property and construction. Then after buying they'll come in with heavy equipment and tear it all down, and it doesn't matter if things are cleared out inside or not, because they're just going to scoop everything out with excavators and haul it away in dump trucks anyways. He said just the dumpsters alone to clear out the house will be $1500 (3 dumpsters $500 each–large house and totally packed), then of course lots of man hours on top of that. He advised to sell the valuables in the house, then sell it totally as-is to an investor.

Honestly, I'm trying to sell this house in the absolute most cost-efficient way that also requires me to do the least amount of work. I have a wife & 5 month old, own a home of my own, and have a full time job, so I really don't have much time to dedicate to this. I'm trying to do right by my dad and our family, as well as come out with SOME profit, but this has all been extremely stressful, confusing, and burdensome.
