Touring my first house - any obvious red flags or problems?
Built 2005 in a suburban area of a city that is far "newer" than adjacent regions, therefore it's a little undeveloped still and also cheaper in comparison. They're always building new chit, example advertisement is a "new state of the art grocery store" nearby.
About $450k house price, 2.2k sqft, 2 stories, 5bed/2.5ba, 7.5k sqft lot size, $30/mo HOA, nicest and most spacious looking house in the street. Close (~8-10 minutes) drive to the major highway that connects to everything. 35 minutes drive from the nearest airport, 10 minutes drive from the nearest gyms, 5 minutes drive to the nearest grocery store. I work from home, maybe go into the office like 5 times a year at most, which is 25 minutes away. These times are assuming nearly zero traffic.
Community isn't gated, HOA doesn't really provide any services at all.
The backyard seems spacious, but is literally a clean slate. Open the back door and you're on like a 6x4 slab of concrete… and that's it, grass everywhere. The backyard view looks directly at a nearby house's backyard/patio. Would probably want to eventually add a fence, screened patio/deck, estimates put all that combined up to like $30-40k since it's starting from scratch.
Things that were renovated in 2023/2024: Roof, Garage flooring, Master Bathroom, LED lighting in bedrooms, appliances, water heater.
Central HVAC replaced last in 2016.
I've got roughly $160k cash atm, would just do 20% down ($90k) + closing costs. Also unfortunately just renewed lease at my apartment, and anticipate damages (cat scratched up some walls, will have to religiously trim her nails more often if I ever own a house/condo). Probably realistic to assume $7k for both early lease termination and damages. Gonna find this detail out later when my apartment leasing office opens.
