OP listened! Nice house for sure. Huge lot size. But the house's square footage is a bit smaller than I'd expect for $460k, let alone the initial $670k lol.

Not too familiar with the Cape Coral area, but nice to see houses like this one come back down to Earth. Depending on what's nearby, how far away the nearest cities and highways are, etc. $450k-500k could be reasonable IMO.

I'm very familiar with Cape Coral is an armpit srs. It's become extremely ghetto in the last 5 years and riddled with meth, high profile murderes, and extreme increases in taxes and insurance.

It's a few blocks from a Crunch Fitness, and within a 10-15 minute drive from a ton of cool beaches and such. I'd imagine this is the best of both worlds for most miscers….

Wrong. It is not 10-15 minutes from 'a ton of cool beaches'. The closest 'cool' beach is 45 minutes away. If you want to swim in brackish water with runoff and a man made 'beach', then the closest is The Yacht club which is still 21 minutes away. Fort Meyers Beach is 22 minutes away and is a great beach. Sanibel is a bit farther. That is a drive you could do 7 days a week and have no issue whatsoever.

Wrong. 45 minutes to Fort Myers Beach from that address. If you use the South Eastern point where the Yacht club is, that's still 30 minutes but nobody cares how close it is to the nearest 'point of interest', they care how far it is from their house….which is 45 minutes.
