Wonderful TX Home Listing lowers price by $51k after only 1 week on market

$750k to $699k after only one week of being on market. New price is $183 per sq/ft, which is probably not a lot higher than it would cost to build this home.

TX Homecels on nuclear suicide watch if the current trends hold. I'd imagine this house will probably drop further in price.

I just had a coworker sell a home. First day of showing it he had multiple offers up to 10% over asking price. This is in Texas

I wish the market was crashing and rates were dropping, but money printer will keep going brrrrrrr with how things are being ran

This. The market right now is a bidding war within 1 day of listing, often times with offers of cash deals or skipping inspections. If someone doesn't have multiple offers within 24 hours, the problem isn't the market… it's you/your property. Keep coping OP.

yeah that house is over priced even at the reduction. you can buy a better newly constructed house for $500-600k. why by a 20+ year old house at that price

New construction doesn't mean much in real estate. A lot of people do not like new houses. Many will buy a used house and fix any major repairs such as an old water line. Location is important though, as some miscers have said.

well this is in frisco way out of dallas and ft worth. so i wouldn't say it's the greatest location. it's a nice location but you could easily get a better house in the same area newly constructed or even move closer to the city

New builds in 2024, unless done by a well known contractor, are probably built like ****. No one cares anymore and they're just trying to pump out as many houses as quickly as possible.

I actually was in the Dallas/Plano/Frisco area back in 2022 touring the market.

Frisco seemed like an upper class area (by Texas standards).


But I wasn't really mirin the demographics and the atrocious weather.

Pretty much this. And new houses have no mature trees. This can cause depression for some folks.

A vast majority of new construction homes are ugly on barren land with maybe one tree in the front.

I talked to a home owner who planted a tree they bought from Home depot. They said it took I believe 15 years to get to its size(which was about 40ft). It was a nice tree though. They love the tree lol. I believe it was a red maple.

My idea home looks like it has a forest preserve in the back while still being close to the city.

Yeah, usually older homes in up and coming neighborhoods have better locations. New homes are in trash subdivisions on the outskirts of cities.

There’s a ton of new supply in Texas always. In great locations the prices will go up, but in standard locations 15-20 min away from anything they are reasonable.

Lol at well known contractor. They're all subbing everything out and even the fanciest homes are being built by guys they picked up in the Home Depot parking lot.

Doesn't matter if it's a well-known contractor if the materials used to build it are both smaller in size and soft / quick growth trees that are barely considered wood by old standards.

Never understood why people want a new build. They're generally full of a ton of issues.
