Btw,UPDATE

The lovely borough of Tower Hamlets confirmed that not only he does not have HMO, but he also does not have a licence to rent it out.

So since the landlord has mentioned mortgage before, he definitely has one. But it is not a buy-to-let mortgage, so he is registered as living in the property he is renting (he lives elsewhere).

This guy is in a lot of trouble.

3 separate leases, sorry it got lost.

What my solution was it is to give more time by giving extra funds. Me and the other stable guy signed our separate contracts on first of August. We already paid him on 1st of April for April and we suggested that when we pay him for May we would pay him for both May and June in advance, even right now we can do that.

Obviously me and the other guy don't lose anything from this we are just giving the household more time essentially however we can just. All to diffuse tensions - I am not a piece of **** unlike the pretentious subhumans negging me.

But he is raising it unreasonably to cover some emergency bull****.

And btw for what is worth, I only knew from last month as I am the youngest tenant and the least experienced (first tenancy). So I did not know it for the first 5 months of tenancy.

Doesn't matter, this is about this corona virus **** + me and the other stable bloke suggested paying 2 months of rent in advance to make him not miss a mortgage payment.

His mortgage payment can also be covered only by me and the other stable bloke's rent btw BECAUSE THE BANK DOES NOT KNOW THAT HE IS DOING **** THAT IS NOT SUPPOSED TO DUE TO LICENCES AND MORTGAGE RESTRICTIONS.

The en-suite room used to be a living room and when you convert that you also need to declare that to the bank with the mortgage.

Honestly op is in the right here.

I have a tenant who gets super cheap rate off me not because I'm breaking any laws, but because I've basically forgotten to put the rent up, and he isn't any trouble anyway. If he was on the phone every 5 minutes I'd make him pay more. Especially around London rents vary enormously since they've gone up so much so quickly and a lot of landlords are accidental, inheritance etc and don't really give a hoot what the property nets them

I didn't have to offer this - I could be made redundant tomorrow for any reason but I still offered that banking on the fact that it wouldn't happen - so I take on some risk to diffuse tensions from a dispute that is not directly related to me. LMAO

I've worked and lived around London for 20 years, meet a lot of people. Can't really answer the first part any further without copping a ban lol

Yes, he is greedy and frankly a scumbag. Given what you know you should be negotiating down, not up. I wouldn't really get involved with the other tenant beyond researching the covid rules for him, srs.

edit, don't know how rolling contracts work but you'll find you have certain rights as a tenant anyway. Id look into it. No idea why you are offering an extra months rent in advance, fuk that. He fired the first shot.

No worries OP, not everyone here is a landlord nuthugger. Usually I'm on the side of the landlords because tenants are crybabies but seems like you got the wrong end of the stick here.

I agree that I came off a bit like that but that is because rattled me pretty bad with this increase to cover bull****. All the people in this thread siding with the land lord are hilarious. Dont be a dick and flex on people if you are in a vulnerable position. Its setting yourself up to get nailed and you literally can only blame yourself for allowing yourself exposure like that.

Which in terms means sackable offence.

Perhaps, but it's not the responsibility of the other two to make up the rent for the one who cannot pay... they each have their own contracts. They are unconnected parties.

You have a moral duty as a citizen to report crimes like this. If you don't he'll screw over more people in the future.

He knew the risks when he did this and he clearly didn't give a **** about pushing you under the bus.

Is he also doing this to pay less tax? As much as I dislike paying tax, we are all paying our unfair share whilst he is not.

He should be held accountable and you'll be doing an incredible disservice to society if you don't report this.

Dude, this guy is having a laugh. You need to report this.

You also shouldn't pay the additional 30%. He can't just make a unilateral change to your tenancy agreement. Tell him you are not paying it and if he wants he can give you your notice (so long as you definitely have a back up place to go).

As I’ve said, I don’t think the first bit will happen. They will annul his mortgage and he will have to sell. They may very well involve plod as well, especially if they are exposed on the price of the asset, which is very likely given the state of the market.

A bank sacked a fund manager for dodging his train fare a while ago. Employers don’t fuk about if it makes their company look bad, and being a slumlord who dodges laws/tax/good practise is certainly doing that.

I’ll say again.

DONT get in any way involved with the guy who can’t pay.

DONT tell the bank, he will have to sell, you’ll have to look for a new place and if he’s bankrupt he’ll possibly kill you

DO make sure of your facts, then very simply say you want a rent freeze for the time being. Also make him pay for a new power shower, washing machine, 80” flatscreen, whatever.

He is in a VERY bad negotiating position. You aren’t screwing anyone else over other than him, and he deserves it.
