Will be buying first home this year. I’m ready to pay over asking. Houses are still cheap IMO. Locking in a mortgage at these interest rates before inflation hits big time seems like a no brainer.

timber prices aren't going to come down until 4d 2021, but they're projected to completely return to normal prices

biden extended forebearances till 2022, or is about to

Covid panic buyers have showed signs of relenting, with supply creeping back up

In short, its not gonna collapse in 2021, but it will start to. I wouldn't buy until supply gets back to at least 4 months of inventory, which could easily happen 4q 2022. A 20% reduction of price for in demand areas is VERY likely within the next two years.

The real problem is that the Fed keeps changing the definition of what inflation is in order to keep rates down. It would not surprise me if we went negative, even with crazy asset inflation.

I can't see the world reserve currency going negative. Every country holds USD to buy oil, and selling dollars at negative interest would literally be taxing the whole planet. There'd be talk about getting off the USD reserve.

Holding at zero, sure. They've been close to it for 12 years now and would pry hold it there forever if they could. But I don't see negative.

This this this. I’m moving q2 of 2023. Hopefully things are starting to settle in the area I’m looking at. Companies are wanting 80-100k over what they were asking for a year ago.

My house I just sold was free and clear. If interest rates are under 3% when I buy again, I will not be buying with cash. If interest rates are high, then prices will be way down and I will buy with cash.

Yeah I do. There are multiple factors that have to be considered, all have the individual potential of causing major changes in real estate. They also all come to roost in the following years.

lumber prices -> panic buyer remorse -> forebearance properties finally hitting market

So yeah, 20% in two years then a return to the trend from 2016. Properties were already getting inflated in 2015 with lower interest rates. I think interest rates will remain low because all of this will hit the fukkin fan, forcing the fed to hold interest low for years. People who were previously in equity with their mortgage despite forbearance WILL find themselves under coming end of 2022 if they bought within the last five years.

the fact of the matter is that the market is ALREADY the result of the gov't buying 120bn of mbs a month and the inflation that comes along with such actions. We're here.

Listen to a basement dweller or listen to Dave Ramsey’s advice of buying now even in this ridiculous market because prices are not going to go down. 2008 will not happen again. I’m building a house on 8 acres in “the most desirable area in the country”. Chitty time to build because of the price of lumber but I will have instant equity and a small ****** of land. Paying 212$ per foot while homes are selling for 350+ per foot. Lol @ sad Kent OP

The thing that makes me go wut, is when people talk about having a house worth 500k, in an area where you cant get cheaper, and talking like they have something. You dont have anything other than a place to live if you never sell and move.
