Interest rates going up will also cause a price correction as demand decreases.
I bet that there will be a price correction next year.

LOL demand is not synthetic.
Just because YOU can't afford housing doesn't mean everyone else can't.
These real estate threads always give me a chuckle - very often the same basement dwellers that complain about not being able to get any dates or matches on their apps.
Do you think there might be a connection? Definitely not your wonderful personalities and defeatist negative attitudes ROFL.
Be back later, gotta go bang my 20 year old German side chick that I took to Vegas 2 weeks ago and did the DIRTIEST chit you could imagine in the 2 bedroom penthouse in Bellagio.
The room had 2 steam showers / sauna's....can you even imagine what went on? Probably not, sucks to be you. How about actually putting in the work to rise to the top? Easier to whine online amirite?

Will be buying first home this year. I’m ready to pay over asking. Houses are still cheap IMO. Locking in a mortgage at these interest rates before inflation hits big time seems like a no brainer.

I can't see the world reserve currency going negative. Every country holds USD to buy oil, and selling dollars at negative interest would literally be taxing the whole planet. Guys you can buy a house for 250K at 2% annual interest over 15 years, paying out a $30K interest
Or
You can buy the same house for half off after interest rates rise to 13%, and you pay the same amount
You understand the banks get the value of the house regardless right?

I need to find that picture of Picard.

lumber prices -> panic buyer remorse -> forebearance properties finally hitting market
So yeah, 20% in two years then a return to the trend from 2016. Properties were already getting inflated in 2015 with lower interest rates. I think interest rates will remain low because all of this will hit the fukkin fan, forcing the fed to hold interest low for years. People who were previously in equity with their mortgage despite forbearance WILL find themselves under coming end of 2022 if they bought within the last five years.
the fact of the matter is that the market is ALREADY the result of the gov't buying 120bn of mbs a month and the inflation that comes along with such actions. We're here.

Listen to a basement dweller or listen to Dave Ramsey’s advice of buying now even in this ridiculous market because prices are not going to go down. 2008 will not happen again. I’m building a house on 8 acres in “the most desirable area in the country”. Chitty time to build because of the price of lumber but I will have instant equity and a small ****** of land. Paying 212$ per foot while homes are selling for 350+ per foot. Lol @ sad Kent OP

No one knows wtf is going to happen with the market, both real state and stocks/crypto. The FED is keeping this whole charade going with QE and renters/mortgage forbearance.
The Trillion dollars question is, how much longer can they keep this up?

People are either claiming that you MUST buy now because housing will NEVER be affordable again
or
people are panic buying and the market is likely to fall substantially once this passes
Which one sounds more realistic?

as well as an increase in supply as weary builders start building on a larger scale as lumber prices drop as project by quite literally everyone in the lumber market.
