This is a fallacy that mostly comes from these HGTV shows. Unless you are adding heated square footage, the value of the home almost never goes up from renovations. The only way this is true is if the house is in bad condition and you are renovating it to make repairs. But even then, the house will appraise based on comps. It went from below market to average.

There is most likely more to the story that we aren’t hearing. Your real estate agent and how they market, who they know and who they market to, etc. has a big impact.

Our previous home wouldn’t sell, and we found a new real estate agent who came in and re-decorated our house, listed it at $200,000 more than the previous real estate agent, and we sold the house.

Staging makes a huge difference, and we did not stage from a black family to a white family. It’s just staging in general. The key behind staging is making the house look “neutral“ so that people can imagine themselves living in the house. It declutters too, making the house look much more spacious.

What was the timeframe they went from the first time they listed to the second time? Real estate has skyrocketed in a short period of time, and that could also be a factor

So a house that was staged for sale got appraised at a higher value than a house that had someone's stuff everywhere?

Even rentcels know when you view an apartment you are likely to agree to a higher rent if it's empty and clean than if you are viewing it while the current lease holder's stuff is lying around everywhere.
