LOL its getting a lot better. When I was younger there were still tar paper shacks lining southern Appalachia, and people were still handling disputes by just shooting each other

I love that area and Knoxville is a cool city, but you go 30 minutes in any direction and stop by your local Food City and its another world lol. Still laugh about an interaction I had at a Food City like 15 years ago with the most inbred looking motherfuker I've ever seen in my life. And I'm from SC.

Knoxville is where I'm from. Surrounding areas are changing quite a bit now the tri cities and Knoxville have grown outward so much. I was outside Turtle Town the other day and had some inbred dude told me they were just getting dressed up to go into the Madisonville Wallmart lmao. LOL upperstate SC has its own pockets

Has not been a brown bear in TN for 200 years. Black bear is the species. Great looking area OP, be sure to put up a bunch of squirrel houses as your timber seems too young to have enough crevice space for their year round nests. With 6 acres you could hold a population of 15-20. That's a fun hunt once or twice a year with the kid/kids.

Cash. Had to pay agent 3% as well. Placed a bid, went back and forth a couple times, finally both sides agree. They started at 85,000 and we ended up on 70,900.

Still have 40,000 cash to get the driveway drivable and water/power/foundations ready. Plan on building an A frame for my mom and her dogs, we will build a cabin with 4 bed 3 baths right next to creek. Then there is a little place in the back that we are going to build a small cabin to rent out nightly during season. Eventually we will clear the ridge for 2 more cabins to rent out as well. Plan on renting them for 400/night. Most cabins around here rent anywhere from 500-1000 a NIGHT. Will repped everyone once off recharge, thx fellas.

MAYBE some bears, although they are mostly in gatlinburg. There is a ton of blackberry bushes so I’m sure we got to worry about rattlesnakes. Ton of turkeys all around to hunt during season though. Might take more videos today when I meet the soil test dude.

It’s crazy cause the soil test people are booked out MONTHS in advance, my agent knew some people that got me bumped up. And they do around 3-4 property’s a DAY and charge 800. Mfers are rolling in the money.


Also my moms cabin will cost around 35,000, our cabin 75000-80000. Will use the land as collateral to get a good interest rate on however much we need to finish it. One thing I’m worried about is how much electric company is going to charge to get power there.

Cost us almost 40k to bring power to the other side of our property just south of you. It's expensive

There are houses with power about 300 feet from where we need. Hope it isnt 40,000 lol. And yeah, I got that weird feeling when out with my rottie about wtf we would do if a bear came by. Will be packing heat next time. My doge isn't scared of anything and would obviously die if a bear attacked.

You're definitely going to be cheaper. We're pretty remote. Most bears you'll run into will be juvenile, and they'll run away. Had several bear encounters over my life in east TN, and have never had an issue

Im 20 minutes from pigeon forge, 45 minutes from Knoxville. Its remote but close to everything I need as well. Perfect area, and cabin rents are massive money makers.

I'm hoping to have enough cash to pay for it. I MIGHT check our solar panels as well but I don't know how much they have advanced in the past 10 years. Electric companies are fukkin crooks.

I think Gatlinburg/Smokey mountains took over the number 1 most visited park in the world last year. The amount of people coming here weekly is insane. Rod run is this weekend we have every hillbilly in America in town lol

Congrats and fuk you lol. I'm the only person in my family that loves the mountains. The rest of them including my wife and her family are all beach people. When we were talking about moving my Tennessee idea got shut down almost immediately. Culturally where I live is much closer to Memphis than east TN but I just love the mountains
