My parents built one 2 years ago but it's actually a baller beachside house that will only increase in value. To the ones that bought chitty overpriced houses, I have no sympathy for them.

I built a house for a reasonable price in an area that was rapidly developing with room for years of growth in the future. Then refinanced at a juicy fixed 2.8% interest rate for the next 30 years during covid.
I'll most likely never sell this house. As I could move out and rent it immediately and after mortgage is paid by my tenant cash flow around $1200-1300 per month in pocket.
Currently poised to purchase a few more single family homes if the real estate market does 'crash'. Guiding my girlfriend into being prepared to buy also. If we do end up getting married and if the real estate market does crash I'll most likely end up owning/controlling about 8-10 single family homes that I'll rent out.
As a rentcel how many homes are you going to buy if there is a crash? I'm sure you've been stacking your cash waiting for an opportunity and investing with all that money you've been saving by renting instead of owning right?
