Literally everyone pays property taxes. They come out of your rent so your landlord can pay them. Only exception might be low-income housing with special exemption.

Value went up which means proprty taxes went up also,

Yes the value of the home went up but you don't have that money, it is not giving you dividends etc. It is NOT an investment.

For you because you rent it it is not bad, but for people living in it? LMAOOOOO

Any sane person with over 60 IQ could see that 1 mill for a run down 3 bedroom house is overpriced and overinflated.

My parents built one 2 years ago but it's actually a baller beachside house that will only increase in value. To the ones that bought chitty overpriced houses, I have no sympathy for them.

Property tax went from $1320 to $1362. A whole $3/month more

Meanwhile rent went from $1900/mo to $2200/mo

Mortgage and insurance stayed at $1300/mo

That's not how mortgages work in America, unless you are dumb enough to get an adjustable rate mortgage (I don't know anyone who is).

My mortgage at 2.75 now has the same payment as a 210,000 mortgage just lol

I built a house for a reasonable price in an area that was rapidly developing with room for years of growth in the future. Then refinanced at a juicy fixed 2.8% interest rate for the next 30 years during covid.

I'll most likely never sell this house. As I could move out and rent it immediately and after mortgage is paid by my tenant cash flow around $1200-1300 per month in pocket.

Currently poised to purchase a few more single family homes if the real estate market does 'crash'. Guiding my girlfriend into being prepared to buy also. If we do end up getting married and if the real estate market does crash I'll most likely end up owning/controlling about 8-10 single family homes that I'll rent out.

As a rentcel how many homes are you going to buy if there is a crash? I'm sure you've been stacking your cash waiting for an opportunity and investing with all that money you've been saving by renting instead of owning right?

The sad reality is that rental increase caps that prevent landlords raising rent during the term of the lease (including at renewal) have only one effect - which is they force the landlord to kick the tenant out so they can sign a new lease with a new tenant at market rent.
