Stop paying rent. come up with good excuse. So landlord doesn't file for eviction right away. You want to delude them for as long as you can.

Once you assume the eviction process started, you're already 2-3 months rent free.

then you know you have another 6 month window before you get served papers. Right now it's over 8 months.

When I first started doing this I'd stiff around 5 months of rent. When I got good, I stiffed legit 8 months before.


So you want to move before the papers can be served to you. this is key.

Once you get served papers then it's going to be trouble for sure.

You bounce in the middle of a month out of no where while working on a payment plan with them.

There is NOTHING they can do once you're gone. Go completely NC. this won't affect your credit. they cannot garnish your account or wages if you didn't get served papers.

lol I appreciate the hustle, but at least in the USA that is definitely not true. You still have a contractual obligation to pay, and they can take you to court. After they get a judgment, they can collect on it (potentially by garnishing your wages).

There is one exception to the above: declare bankruptcy.

True story:

- A buddy at work was renting a house to some astronauts during COVID who took full advantage of the eviction moratorium
- Completely stopped paying rent
- They would still hit him up for repairs though (like to the A/C) lol
- Finally, the moratorium is about to end and my buddy getting ready to evict
- On the day the moratorium ends, they file for bankruptcy - he is stayed from evicting them
- Several more months of rent free housing
- He sold this house immediately after he got them out

Yes and they destroyed their credit and rental history in the process and will have a VERY hard time finding a place to live in the future that is not Section 8 gangsterland.

I've had renters move out in the middle of the night and I just let them go, can have another renter in there in 2 days. Someone ever try to squat on me and I'd 100% get a judgement and destroy their credit.

Lol yeah, it was less than a year in total (idk the rules exactly, but the eviction moratorium had some limits). Probably like 8 months. He was furious about it, but there was nothing he could do.

Yeah, to be fair, they were astronauts, and his house was pretty ghetto located in Georgia. So I don't think the above was much of a detriment.

If you want to get ahead, do it by adding value to society rather than detracting from it and then give back as much as you can. If your only goal is to make $$$ regardless of implications, I can think of many unscrupulous methods.

Doesn't really work, OP. Any landchad worth his weight in salt has a good lawyer to make the eviction process easy and make you recoup much of the legal fees and lost revenue. This isn't wuhan flu era anymore, people can be readily kicked out now.

We are forecasting tons of new immigrant families. The only way they will be able to afford a place to live is by renting small places for lots of people and no smart landlord would do that, so I'm going to be interested to see where they are all going to live. Very common already to have a "couple" rent a place and then suddenly move in their parents, kids and cousins.
