LOL! i know that;s right. even though you can build equity with a mortgage, unless you have cash to pay for a home or inherited one, you are still a subhuman thing on a plantation who is forced to work to not be homeless.

I consider the interest on a mortgage to be one's rent payment. The principle is what one wants to pay per month, depending on how quickly one would like to own the house outright.

$2206/month mortgage @ 3.65%.

3 bed, 2 bath, open floor plan 2600sf living, 900sf garage, 700sf detached shop, on a nice unrestricted lake.

House is worth 2 x my mortgage. I did however own the lake lot outright, did much of site prep myself, and paid for well and septic out of pocket.

1600sf 2 bed / 2 bath / tiny 2 car garage condos on our lake (with no lake access) are renting for $2400 a month, ouch.

Pre-COVID, like 2018 maybe part of 2019, I lived in a 1/1 750 sqft apartment, rent was a little over $1k/mo.

GF at the time wanted to move in together, offered to split rent, so agreed but we wanted a bigger space. Went to a ~1050 sqft 2/1 that was around $1350/mo.

Things between us didn't work out, broke up, she moved out, I stayed. 2021ish rent went up to like $1450. Fast forward to 2022 and it shot up dramatically now to about $1750. Closer to $1825/mo after counting valet trash and cat fee. Thankfully my income also shot up by over 30%, to make up for it.

What's funny though, is I checked the rent price of my previous 1/1 cheaper apartment, and it's STARTING at $1.7k/mo. Unreal.

Anticipating the next lease offer, hoping it stays below $2k/mo at least...

If all goes as planned I'll be looking to get a mortgage in 2024, so hopefully no more susceptibility to rent increases for the rest of my life.
