I've also never evicted a long term tenant

I evicted a tenant for a flip once, but got a pretty significant discount on the property for buying it with the tenant in place

I know a couple of investors who also evicted for a flip but most don't have to evict long term tenants

And, the profit from owning rentals comes from the IRR, not pure cash flow

Tenant doesn't pay rent -> Tenant served with summons and court date set 6-10 days (Or 3-5 days for immediate termination)
Tenant appears and pleads not guilty -> 3 days, then court or tenant does not appear / tenant pleads guilty -> 2-5 days
Lock out occurs within 3-7 days

Add the max days together 5 +10 + 3 + 5 + 7 = 30 days if you hit literally every snag on the high end and tenant fights the whole time (Most of the time they don't even show up)

i was jking but you got me thinking.

here we are in a housing shortage with tons of homeless on the street, meanwhile greedy investor landlords scooping up all the homes to profit off of.

get a real job lol
