Guy owes $29,000 in unpaid rent then is ✨FLABBERGASTED✨when he’s evicted.

-They do almost nothing to help themselves eg. pack any important items, have the grandkids picked up, call moving companies.
-They haven’t paid a penny in rent.
-Renter threatens to call Tom Brady?
-Wife says he doesn’t have the money, guy says he has a $30,000 check.
-Owner on site, starts changing the locks.
-Wife gives a court date of February 24th-25th
-Husband says March 22nd
-At 15:48 there is tussle at the door

Don't know the circumstances, and these people could have very well put themselves in this situation due to trying to live for free at the landlords expense, but it's still sad to see

It's also the sherrifs, but truth is, getting evicted takes a long ass time, with numerous notices. So people are gullible to believe that this came out of nowhere......

This…A “writ of possession” is the absolute last step


Imagine not paying your rent to the tune of $29,000 then continuously fighting in court all while not paying a penny, only to end up “accidentally” missing a court date that you personally rescheduled knowing the last step was a writ of possession.

Depends on where you live. Here it takes about 21 days to show up with a sheriff and change the locks, and just one court date. If the tenant misses the court date they just rule in favor of the landlord

Even if everything goes according to the flow chart, you’re still looking at approximately 60 days because of the initial Notice of Default that needs to be served.

Looks like you can serve the Notice of Default after five days of nonpayment then the tenant has 30 days to vacate the premises. If not, that’s when the eviction proceedings begin

yeah i saw that chart. there are no timelines on that chart. just a broad statement like i said earlier. you could be quoting the timeline for the very last court hearing. over here its 15 days after the very final hearing before they come with police and movers.

the only thing i can think of for how fast you are saying is for dangerous/criminal tenant. over here theyre 5 day evicitons for that. so if they chose to fight it and lost than yeah i could see them being out by police and movers in a month but that is very rare.

There is risk in doing business with just about anyone. I work on massive projects up to $600million (so far) with very large professional teams and legal departments on both sides, and we struggle to get paid fully and on time during most of them

It's obscene how much time I spend chasing money that should rightfully just be fukn paid out promptly

It does include timelines though

5 day notice to pay rent or quit
Tenant doesn't pay rent -> Tenant served with summons and court date set 6-10 days (Or 3-5 days for immediate termination)
Tenant appears and pleads not guilty -> 3 days, then court or tenant does not appear / tenant pleads guilty -> 2-5 days
Lock out occurs within 3-7 days

Add the max days together 5 +10 + 3 + 5 + 7 = 30 days if you hit literally every snag on the high end and tenant fights the whole time (Most of the time they don't even show up)
