Also, why would you cut your family a deal when they just wanted to use it as an investment property? Cutting family a deal on selling them a home makes absolutely zero sense unless they are going into it planning to live there for 10 - 30+ years.

I would go to the family member and just say you know you talked about selling at $320 but you just got offered $350 for it and the extra $30 will go a long way for you and your family for you next house and you hope he understands and is not upset.
I wouldn’t “offer” him the opportunity to match the $350. That just makes it’s look like you made up the offer to get him to raise the price on him. If he comes back and says “well what if I will pay $350, would you sell it to me instead” then you can have that conversation.
The only thing I would be worried about in your position is what if the $350 offer gets pulled from the buyer and your left with your thumb up your ass

Depends how poor you are and how close you are with this family member. If I did this with my brother I'd pass on the extra 30k and stick to the deal I made with my brother. If I did this deal with some cousin I never see I'd tell the cousin they're sh*t out of luck unless they want to match the other offer.
30k isn't a very big deal if you're close with this family member basically.

I'm especially leaning toward passing on the family member unless you are very close to them considering they were only going to use this as an investment anyway. Sounds like they wanted to get a good deal off you and got you to drop your price $30k just so they could have a better investment.

Honestly, it depends on how you feel on your word as a man. You did shake on it, to some that doesn't mean jack sh!t, but to others word is bond. I say go with what someone else said, break them off 5k for backing out, and you still make your extra 25k, all parties happy.
