I always laugh when 'experts' pretend to know what the housing market or financial markets will do. Especially when they insist housing just can't keep going up. The price of housing in Canada and Australia is a lot more expensive then most US markets. Yet they seem to think US markets can't get to that same level. As if there is some kind of cap where people will say enough is enough we aint buying houses... Lmao.
I know a couple of guys into real estate investing. Net-worth in the 12-15 million dollar range. One does single family homes the other does trailer-parks/apartment complexes/duplexes. If you asked either one of them about the housing market they'll both say they have no fukking idea what's going to happen and that they really don't know that much about the future of the housing market. They most certainly aren't liquidating their holdings because they anticipate a massive crash.
I also know a couple that are both realtors. They also invest in real estate. They are still actively buying homes, they own over a dozen or so single family homes last I heard. And they are still actively buying rent houses and think the markets are only going up. They are also incentivized to this because they each make six figures a year selling homes for/to people... So they'll never talk about the markets gonna crash.
If people that exclusively focus on real estate as a career. Who have holdings with a net worth in the 10-15 million dollar range openly admit they are pretty small time and have no idea what the hell the future holds. How TF are a bunch of miscers that are renters/can't afford to buy one house so confident they know what the real estate markets will do?

Yeah with existing homes in the US, the inventory is just getting back to pre pandemic levels. Demand for existing homes is as low as it was the first year of the Great Recession, so it has to be brutal being a realtor in all but fast growing areas. Still a good time to sell, but not be a realtor.

Was tired of renting and finally bought a house a few weeks ago. The market for anything desirable is pretty insane due to little to no inventory. I paid over 80k asking on a $1.3 mil property. That is after losing 4 houses where I offered as much as 100k over asking.
No one really knows what’ll happen to the market but ultimately it was time for me to buy as my older one starts kindergarten and the younger two start right behind in pre school. My experience was very humbling. I thought I brought cash and was looking at $mil+ properties so there’d be less competition. I was dead wrong. I was competing with moggers who didn’t GAF about the price and brought cash with no inspection. As I said, anything in a highly desirable area sold either in privates or within 24 hours of coming on the market.
Also found that realtors are playing the market and monopolizing it on certain highly desirable areas. They are in cahoots with each other. My realtor knew exactly which house would come on the market and when. But they only wanted to bring 1 or 2 houses a week in certain areas to keep the supply limited and have a buyer frenzy/bid off. Alternative was to look the house and pay a premium to the seller to stop them from showing it anyone else. It was totally fixed.
In the end we have a house we like and could easily afford, we plan on being there for 20 plus years. But it is totally a sellers market in desirable areas with great schools.
