Just took my 3rd mortgage refinance for my 4th rental property

Interest bearing credit is absolutely a scam unless you use it to increase your wealth - and the tax write offs for property investment are fuking crazy. Long story short - I'm looking at around $11k a month rental income; the interest component of the mortgage payments is 100% tax deductible and every expense (rates, water, property taxes etc) are all 100% tax deductible. While your properties are being paid off by some moron who chooses to rent.

Then, when the market plays ball and your equity increases, you buy another property. It's beautiful.

No late payments, I was drowning in debt and had almost all my accounts maxed. Got a great job and paid everything off except 50k left on a mortgage. My mailbox was being bombarded with consolidation loans to now credit card offers

Congrats OP! We churn credit cards for travel points so mine goes up and down 5-15 points all the time. I was at 795 a few weeks ago and a newer card hit my credit report and now it's 785.

I raised my credit rating about 150 points in the past year and 1/2. It was in the 600's because I hadn't used credit in 8 years. Haven't paid a cent of interest and have earned hundreds of thousands of travel points.
