They need to quantify the variability between appraisals with the same pictures for this conclusion to hold any weight at all.

I've never seen real estate photographs with owners in it. Unless the house was for sale by owner, I'm not understanding how that would have been able to be a factor. Agent would be the one showing you the house as well...

Low appraisals aren't nearly as uncommon as some people might think. Not to mention, the market has been absolutely crazy the past couple years. Between home valuation companies having different opinions and there being a few months+ in between the valuations, it wouldn't surprise me to see some crazy jumps in pricing on occasion. Especially in an area with notoriously absurd housing prices like the San Fransisco area.

Also, this. Good renovations do add value to a property, but usually not as much as people think. Especially if you pay the costs to hire legit contractors to do the work properly rather than doing it yourself, you'll generally lose money on renovations - some less so than others. But yeah, if they spent $400k in renovations in a matter of a few years, it wouldn't surprise me that the house value only increased by like $300k of that. You don't buy properties to have major renovations done by contractors while expecting to turn it for some huge profit a few years later. Doesn't work like that lol.

I had a house appraised at $112k by one person and $180k by another within a week of each other.

Imo the first person lowballed it in the hopes his friend would buy it and they can make a profit.

It would have not cost over a thousand dollars to have their home properly appraised and inspected and that's on them. We are living in a time where there is "increased awareness" on racial issues and they are going to try to use it to get some money because they didn't do their homework. Yeah you call these homevesters who will make you a cash offer they are going to come out to your house, do their own inspection and come back telling you that your roof is about to cave in, foundation is cumbling, pipes will burst and any moment, and they don't know how the wiring hasn't burst into flames, then they will give you some low ball offer but you have to sign now.

Honestly if that was my house and you offered me almost 1M for it I would have sold it too. LMAO WtF is that?

As a black man, I don't care lol. The house could be devalued for all I care. This has zero impact on my life. PLus when you're selling a house for 1.4 million, I think the demographic of the area is important to the buyer. I know I would care about every small detail if I was investing that much money into something. But again, who cares? A non-issue being turned into another racist BLM protest I bet. It says they paid $890,000 for what looks like a single wide trailer built on stilts. No amount of spending on renovations to a home like that is going to drastically increase the property value. In other words, spending $400k on renovations for something that started out so modest and low-potential for upgrades was stupid. You don't spend nearly a million dollars buying a trailer built on stilts for the sake of living on high value land just to spend 50% of what you paid towards renovating the trailer...
