I wouldn't offer less than what a family member is asking unless I am treating it like a business transaction, at which point I don't feel entitled to extra familial consideration.

I would rescind my offer if op came to me and informed me he could get what he truly wanted for his home.

It is a quandry.
The closer we approach the uncertainty of life's ending the more we wish to trade all of the things we have acquired in exchange for all of the things we have lost: wealth for youth, knowledge for fresh curiosity, resignation for hope. I would agree if the house would be for personal use. But since it's for business, business is business.

That's a tough one, but I might just flat out say to the family member, hey sorry a big offer came through significantly higher so I have to take it.


I don't think they could be upset at you.


But it's a lesson for future things. Business with friends or family is always risky. You should clarify from the beginning that if a better deal comes in, you'll have to take it.

OP, it's a close family member. Tell them the situation and if 30k means that much to you, ask if they would understand you'd sell it to the family instead. Offer like 2.5-5k for the deal between you blowing up.

All of these people telling you to lie about the offer amount or some trouble with inspection are not people you want to listen to. Who gives advice to LIE to their family for money? Jesus this world is going to hell.

You shook his hand. He made an offer to help you when you were sitting on NOTHING for 6 months. Yes, the timing sucks for you that you finally got an offer, but your family was there for you when you had ZERO. You call him and have the conversation. Maybe he didn't even want the property and was purely looking to help you and maybe make some money down the road. He may just say, "Thats a great offer, good for you. No hard feelings, go sell it for 350k". Worst case, he says "We had a deal, we shook, I was doing you a favor". You close the deal for 320K when you haven't had a deal for 6 months. You make the number you had in your head AND you do the right thing as a man. Oh, you also don't sh*t on your family and lie to them. This isn't a hard decision. If you think that 30K (minus taxes/gains/commissions) is going to change your life more than backstabbing a family member, than you have much bigger things to concern yourself with.

Tell your family member, someone offered asking. They are your family and should certainly understand.

Also while you shook on it you really have no way of knowing if he was ever going to follow through.

Don’t look at it as your screwing him, look at it as you would have been giving him a screaming deal. He WAS going to get a solid family discount from you. But someone beat him. A good family member would not want you to lose out on that money.

Tell family member about the 350k, see if they’ll match it or see if they can do 345k.
If they don’t, take the 350k, and it’s up to you if you give them the 5k or not.
