you dont need much of a down payment. you can get away with 3% down these days but you'd pay for it.

i would not touch real estate right now. 500k mortgage is probably 7k/mo considering current interest rates, property tax, utilities, insurance. if your building has four units, are they going to bring in 2k each? if it has 8 rooms, will they pay $1k each for a room? even so you're adding a mere few hundred in equity a month at the beginning. you can make a few hundred extra much more easily doing other things right now. you;re also betting that that 500k house does not depreciate

One weird trick would be jumping on juice. But that was you wasn't it. Also, this is a financial thread, and let's not pretend that you're anywhere near my level. If only there was some drug you could take which would make you less of a poverton. Keep a stiff upper lip though, things will get better for you.

In a few select cases people might get lucky when they invested their money in ways that give them a huge return. Like lucking out on bitcoin or Gamestop stock. But these are the exceptions. And if you ONLY work your dayjob and don't invest? Then there's no chance.

Why is 3% down considered good? Sure you can get into the market easier, but your mortgage payments are higher and probably on par with rent. You'd have to buy an even cheaper house.

I'd rather put 20% down.

Step 1 I think is to make more than a regular salary, then you can start thinking about things beyond bills and begin banking money to invest or pursue other stuff. It doesn’t take much beyond a normal income to start getting ahead, because every additional dollar above expenses is exponentially more spare money.

Not rich (yet) but going back to school to increase earning power massively changed my life in basically every way.
