Your first point makes sense. Your second point I don't understand what you mean by getting capital. If you get capital from a bank for a down-payment aren't you effectivity paying for 2 loans, the bank loan and the rental mortgage? Whereas if you used your own cash, you're just covering the mortgage. Unless you use the equity to pay the bank back??
How would you go about getting $120k?
I'm looking at random units like the one below. Would need $120k for the down-payment and closing costs

i would not touch real estate right now. 500k mortgage is probably 7k/mo considering current interest rates, property tax, utilities, insurance. if your building has four units, are they going to bring in 2k each? if it has 8 rooms, will they pay $1k each for a room? even so you're adding a mere few hundred in equity a month at the beginning. you can make a few hundred extra much more easily doing other things right now. you;re also betting that that 500k house does not depreciate

Oh, and that 40lbs in 10 weeks was before ozempic even existed. Don't want you to try and cope and make up further BS.

Better question is, why did you take gear, got no bigger, and just fuked up your kidneys?

Also, lol @ 2 weeks. Even if it was 1 day, it makes no difference because the intent was there. Ozempic isn't even a fat loss drug, it's a willpower drug. Something like clen, burns fat, ephedrine, burns fat, even basic caffeine burns fat. Ozempic doesn't burn any fat, all it does is reduce appetite. The fact that you went through with taking Ozempic means you yourself know you don't have the willpower to put down the fork.
The original reply was calling out you calling out other people for looking for that one weird trick when you yourself have no willpower and looked for that one weird trick. This is simple logic here where there's nothing to dispute but you'll probably continue with your usual doubling down on your BS and and having to have the last word.

In a few select cases people might get lucky when they invested their money in ways that give them a huge return. Like lucking out on bitcoin or Gamestop stock. But these are the exceptions. And if you ONLY work your dayjob and don't invest? Then there's no chance.

I'd rather put 20% down.

Step 1 I think is to make more than a regular salary, then you can start thinking about things beyond bills and begin banking money to invest or pursue other stuff. It doesn’t take much beyond a normal income to start getting ahead, because every additional dollar above expenses is exponentially more spare money.
