Have a 30yr mortgage at $607.00 a month for a 1899 sqft 3br 2bth house - (renting it out at $1200 a month w/ 7% of the rent going to the property management company) W/ property taxes, management fees and maintenance -- it adds up.
Also paying $1,400 a month for an apt right now. It's nice not having maintenance and property taxes.. but miss having privacy.
Love and hate being a home owner.

Look at the return of the S&P 500 over the past 5 years. If you parked that down payment in an index fund instead how much is it worth now?
It's unlikely that your home appreciated in value to the same extent as the stock market. So the difference in appreciation is effectively your "return" while renting.
Not to mention that there are fixed expenses in owning a home too, like mortgage interest and property taxes. What's your return on that?

$1800/mo for a studio in San Francisco. It does have a large storage room/office that is not really habitable as a bedroom so it's technically a studio not a 1 bedroom. Big bathroom, full kitchen.
For an apartment in a nice neighborhood with a great downtown view and ample street parking it's actually really cheap compared to most here. Bonus: it's on top of a very big steep hill, so there are no homeless encampments or human feces on the street. You need to go about 8 blocks downhill for that.
