625 / mortgage - house went up 50k in value since buying 3 years ago

average renting around here is 900+ / month

was a no brainer to buy > rent

$811 for rent and water, heat, electricity. 484 square feet, 2 rooms, seperate kitchen. Also with a carport, a storage unit and a nice front yard. First floor and I have a pretty decent view and neighbourhood.

My tenants pay:

$850 - 1BR 500 sq ft apt
$1,325 - 2BR 1,200 sq ft apt
$1,450 - 2 BR 1,400 sq ft apt

Bordentown, NJ

(my mortgage on that home is $2,080 including taxes and homeowners)

In the building I manage in West LA tenants pay $2100 for 1BR 650sq, $2600 for 2BR/2BA 900sq. And that’s on the lower side for the neighborhood...seen as high as $3k+ for 1BR and $5k for 2BR, but those are in the newer luxury buildings, ours is 40 years old (still nice but not as “fancy”).

1200 including everything internet, AC, power, etc. no cable
got a deal on a sublet.

2BR, 1 BA. in one of the most expensive cities in the US, in a pretty nice apartment/condo building. its seriously the nicest place ive lived in on my own and its also the most bang for your buck easily.

before this i was paying 1350 for a 3BR 1 BA, much ****tier place. about the same location though (both pretty good locations)

before that 1500 for a 2BR 1.5 BA house.

Ever heard of rent to own, or leasing? Mortgages arnt much different. Im of the mindset you dont own something unless you paid for it. If you borrowed money, the person/bank you borrowed it from owns it UNTIL you pay it off. If you miss 3 payments you end up with nothing. That is not owning.

Im not saying buying/ getting a mortgage is a dumb thing to do, but you are dumb if you think the house/car whatever is actually yours until its paid off.

Hell even when you do OWN it you have taxes to pay, and if you dont pay them the Government comes and takes it.

This is just as delusional as when someone buys a house for $300k and sells it 10 years later for $350k and says "I made $50k on my house"....ok did you factor in the $100k in interest you spent on the mortgage?

I didn't think there was anywhere in the country with mortgages like that. Even when I was in NM rent was at a minimum double that.

as for me, I lucked out and got a 1 bedroom apartment (800sqft) for $1750 in La Jolla. All I pay for is electricity.

I would strongly disagree here. That depends on the pre tax deductions you can take advantage of. If you get 2 401k style accounts and max your HSA you could shrink your 150,000 take home income to $108,000, and get like 7000 or so after taxes, of which $3,000 is quite noticeable.

I personally don't make 150k+, but I do get a 403b, 457b and 401a as well as an HSA, and I can use all of them (although only 5% of my pay can go in 401a), so a frugal person can easily lower $150,000 to $97,500 post deduction income, which is around 6k/month take home.

If you're a moron and think you'll make 150,000 in your 80s and never retire I guess you won't notice though.

i'm at about $2,100 for mortgage, taxes, all utilities.

4 bed 2.5 bath 2,100 sqft. Going to be finishing basement soon which will add a 5th bed and another full bath.

Started basically with nothing, no inheritance or anything. Just diligent about making extra payments.

Been paying cash for cars instead of auto loans for years, then paid the house off.
