*Drive 2 minutes in the summer and back of shirt gets completely wet crew*
*Coffee black as midnight on a moonless night crew*
*Fat shame my cat on a daily basis crew*

I would really only do this in a higher price market in order to gain equity. Trying to build a home yourself, making sure you get a get value for the land, working with a builder, it's way too much for a beginner and you'll likely wind up either under water or so close in equity to buying a home that the opportunist cost just doesn't make sense

You mention you should build houses with expensive materials and then cite $500k as a budget. You'd be lucky to buy the land and build a house with cheap materials for $500k lol unless you're out in the middle of no where
