Yeah pretty much.

This one was a big payday because it was the last unit in the development so we’d paid out the finance with the previous sales and this one was all cash money

The current development we’ve paid cash for the land and will finance construction

Going forward the dream is going to be to get from go to whoah without involving the bank at all

Might need to go back to slightly smaller developments to start with but so much less hassle compared with getting finance

And of course don’t have to pay interest

I don’t really buy the houses man, I just pay for the land. Around here it’s getting up to $1500m2 for anything decent and if you’re lucky you might find something that can be rented while you’re getting your regulatory approvals in place

Lol I don’t even trust fiat currency let alone crypto

It’s basically gambling at this point

As you know with compulsory superannuation we are basically forced to have high exposure to the share market but maybe some index funds


But I’ll keep going with the development game as long as it makes sense. It’s a lot easier now with a good team of architects, engineers, sales etc and if I can just eliminate the bank’s involvement it will be pretty “set and forget”

While it's impressive, my bro bought a house for $300k 10 years ago when he was working a job at $100k/year it's now worth $1m+. His salary has barely changed but his house is worth 3x+ more.

Sydney is fuked.

His mortgage is $400/week while people paying for the same house are paying $1100/week so yes, his wealth has increased. Not to mention if he sells the house he can move to another state and buy 2 outright with the profit made.

Sydney, where a basic bich house 40min from the city costs $1m ($1100/week mortgage) but the average wage is $1200 (after tax) a week. If you didn't buy a house 10+ years ago, have a full-time working partner or are a millionaire from other sources (inheritance, self owned business, side hustle) there is zero hope owning property here working a 9-5.

Don’t get me wrong, compared to rent-cels he’s obviously killing it

But if he has kids, career etc in Sydney then he *may not* be able to take any profit because he would need to buy into the same market

Of course he could sell the house and use the proceeds to finance a tree/sea change.

But having regard to COVID and what’s happened with property prices at the coast, I think everyone’s already done that
