Yeah, kind of. My first house, it was a classic split level. The kitchen had been redone and a large family room addition was put on by the previous owner, but the outside was ugly, old white and brown aluminum siding and the bathrooms and bedrooms were terrible. Had new carpet put in the bedrooms, found a Russian guy to redo the bathrooms, 4K for the master, 2.5K for the second, and 1.5K for the lower level half bathroom. Had the siding replaced with nice beige vinyl siding, the gutters were brown and it looked nice with the beige. Put a new front door on for curb appeal for about 1K. I lived there for maybe 4 years until my daughter was born. Sold it during the housing market crash in 2007 or 2008, and still made 60K including the renovations and what I bought it for, I got some superstar real estate agent who did million dollar homes, but she took mine because it was nice for what it was. Sold quick and we were able to take advantage of the housing slump to buy a 3600 sq foot house in a nicer area about 75K under market. Used the savings to renovate the first floor and basement for 90K. It was really nice. My ex-wife and kids still live there. The end.

Yes. Made a little under $200k after selling it. House was basically condemned when I bought it.

My dad probably did. Nice starter home from age 12 to 18 lol. Renovated the basement for rent, then I lived in the basement and could yolo 420.

Sold it, but then I would sometimes drive by the house and it was literally for sale afterwards for a long ass time. The paint was changed and we hide a toilet issue. Upgraded to a detached garage as well.

Not really lived on it but yeah. I turned a one level house into a three level apartment building with three separate apartments. I prefer to work on "new" projects from the scratch since you have more creative freedom and the problem with remodeling is that you can never know for sure whats "under there" you can find a lot of stupid or neglected things inside a construction.
It can really pay off specially when zoning gets updated in an area and you can increase the density and redevelop it. I'm an architect so thats my area of expertise so I can see it being overwhelming for someone that has no clue about construction in general.
On another project i took the old house down and built a mixed use building on its place it made more sense to tear it down than to salvage the existing structure because zoning laws now allowed more density etc.

It wouldn't have worked as a rental. It was on 3 acres, well water, septic, it required too much maintenance. But I regret selling it. It would have been a great home to raise my kids in.

Makes sense do you think it’s worth keeping a house as a rental if it’s small and would make a good rental? I was doing some research and found if you sell a house you’ve lived in for over 2 years you can keep all the profits tax free vs keeping it as a rental and having to pay income tax on the income it makes tho that may be short sided.

I've never done a full renovation while living there, but I've done a bunch of full gut renovations for properties that we either own as rentals or sold.

Personally in the process of doing my 8th project right now. Diggging out the basement of a home and turning it into a Duplex with 8 bedrooms. Probably won't be as lucrative as the others, but will be a really fun project and will probably make $200k

If you live in it for 2 years you can avoid capital gains. A good rental is a small and cheap too maintain house or condo. My first rental was a 1500sq ft condo. The mortgage and condo fee and insurance on it totals $1600 a month. It's rented for $2400 to a family member. If it were rented to a random, they'd be paying $2700.
